Getting to Know Raymond

Raymond was the boyhood home of author Nathaniel Hawthorne, who moved to a house on the shores of Sebago Lake around age nine and lived there before leaving for Bowdoin College in 1821. The house, built about 1812 by his uncle Richard Manning, still stands in the South Casco village area and is listed on the National Register of Historic Places.

Raymond's lakefront camps and year-round homes face the same challenge Hawthorne's neighbors did — long, hard winters — just with better tools. Modern cold-climate heat pumps and reliable boilers keep Raymond comfortable, and we install and service both.

Raymond Homes and What They Need

Raymond's housing is shaped by water. More than a quarter of the town's area is lake, and Census estimates count about 1,050 of its roughly 3,100 housing units as seasonal or recreational, about a third of the total. Those camps and cottages line Jordan Bay on Sebago Lake, Panther Pond, Crescent Lake and Thomas Pond, alongside year-round homes in Raymond village, East Raymond and North Raymond. The stock is older than in inland neighbours such as Gray: the median year built is 1973, and nearly one in five units predates 1940. Almost all are detached single-family houses. Many camps were built for summer use, with crawlspaces, supply lines that are easy to freeze and little insulation, so turning one into a year-round home usually means rethinking both heat and plumbing that survives a Maine winter, along with a heat source that can run unattended while the house sits empty.

Heating and Cooling in Raymond

Oil is the main heating fuel in a little over half of Raymond's occupied homes, according to Census estimates, with propane at about 14 percent, electricity about 11 percent and wood about 6 percent. An unusually large share, around 11 percent, report some other fuel, and utility gas is under 2 percent; no natural gas main serves the town. Raymond sits well inland at roughly 270 feet, so winters bring the full inland Maine cold, and seasonal houses on the lakes face the particular problem of staying above freezing for months with nobody home. Heat pumps cover both seasons: a heat pump used for air conditioning in July can hold a camp at a safe temperature in January, especially when paired with a backup heat source and a remote temperature alarm that warns of a failure before the pipes freeze.

Water Supply and Drains in Raymond

Sebago Lake is the drinking-water source for the Portland Water District, which lists Raymond among the towns it supplies, but most Raymond homes draw from their own wells: the USGS counted nearly every household as self-supplied in the 1990 census, and the town's current plan talks about public water only in limited growth areas. Wastewater goes to septic systems, and lakefront lots face extra rules: installing or replacing a system within 200 feet of Sebago's normal high-water mark needs a Portland Water District permit as well as a town one. Arsenic is less common here than in Gray, with about 2 percent of sampled wells over the federal standard in a USGS review of 2005-09 data, but the Sebago Lake region sits on granite, so radon testing of well water is sensible. For seasonal places, careful fall winterizing and leak repair after a hard freeze are recurring chores.

Power, Storms and Wiring in Raymond

Raymond gets its electricity from Central Maine Power, and its geography makes outages stubborn. Many homes sit at the end of private camp roads under heavy tree cover along the shore. Cumberland County was among the hardest hit in both the October 2017 windstorm, CMP's largest outage event on record, and the December 2023 wind and rain storm that cut power to more than 70,000 county customers. For a seasonal owner the real risk is a winter outage nobody notices until the pipes have frozen, which argues for a generator on an automatic transfer switch plus a temperature alarm. Raymond is also a long-commute town: Census data show close to two-thirds of workers who commute travel 30 minutes or more each way, with Route 302 the main road toward Windham and Portland, which makes an at-home EV charging circuit practical for anyone considering an electric car.
