Getting to Know Cumberland

Cumberland split off from North Yarmouth in 1821 and has hosted the Cumberland Fair — one of Maine's great agricultural fairs — every September since 1868. In a rarer piece of town history, Chebeague Island, part of Cumberland for 184 years, voted to become its own town and officially separated on July 1, 2007.

Cumberland Homes and What They Need

Cumberland's housing splits between an old village core and decades of newer subdivisions. Census estimates put the median home at 1984, with about 15 percent built before 1940, in Cumberland Center, on the Foreside and on the older farms of West Cumberland, and another 15 percent built since 2010. Roughly 40 percent went up between 1980 and 2009, the era of the town's many subdivision neighborhoods. About 82 percent of homes are single-family detached. The older farmhouses often have fieldstone foundations, damp basements, knob-and-tube or cloth-sheathed wiring and heating added in stages, while 1990s and 2000s houses are reaching the age when original boilers, furnaces and water heaters come due. Where a house has radiant floor heating, its boiler and mixing controls need periodic attention.

Heating and Cooling in Cumberland

Cumberland has more natural gas than the other towns around it. Census estimates show utility gas heating about 23 percent of occupied homes, a higher share than Falmouth, Cape Elizabeth or Windham, alongside fuel oil or kerosene at about 50 percent, bottled propane at about 12 percent, electricity at about 8 percent and wood at about 3 percent, with solar showing up in about 2 percent. Summit Natural Gas of Maine began building mains here in 2013 under a joint agreement with Falmouth and Yarmouth, and Unitil also lists Cumberland in its territory, but gas mostly follows the denser roads and many homes in West Cumberland remain beyond it. That leaves owners weighing different upgrades: gas conversions and a high-efficiency furnace where a main is at the street, and heat pumps paired with oil or propane backup farther inland, where winter nights run colder than on the Foreside.

Water Supply and Drains in Cumberland

The Portland Water District supplies both water and wastewater service in Cumberland, and the town's sewage is treated across the line at Falmouth's plant on Clearwater Drive before discharge to the Presumpscot estuary. Public mains follow the more settled parts of town, and homes on rural roads beyond them, including much of West Cumberland, depend on private wells and septic systems. Those wells draw from bedrock, and across Cumberland County more than 17 percent of tested private wells have exceeded Maine's arsenic guideline; Maine CDC recommends testing for arsenic, uranium and radon every three to five years and treating where results call for it. Treatment equipment, well tanks and water heaters all share basement space, so plan them together. On septic, keep grease and wipes out of the lines, and call for drain cleaning at the first slow drain rather than after a backup.

Power, Storms and Wiring in Cumberland

Central Maine Power serves Cumberland, and the town has a documented storm history. In the January 1998 ice storm Cumberland was named among the towns that bore the brunt of the damage, and the December 2023 storm left more than 56,000 Cumberland County customers without power at its peak. Wooded lots and long driveways in West Cumberland mean restoration can take longer than in the village. Census estimates show about a quarter of Cumberland workers now work from home and roughly a third of commuters travel 30 minutes or more, a pattern that suits electric vehicles charged overnight. The limiting factor is often the panel: many houses from the 1980s and 1990s were built with 100 or 150 amp service that now has to carry heat pumps, an EV charger and possibly a generator inlet, and a 200 amp panel upgrade is often the step that makes all three possible.
