Yarmouth's housing is among the oldest in this part of the county. Census estimates put the median year built at 1973, about one in five homes predates 1940 and roughly two-thirds were built before 1980. Main Street, between the Upper Village and Lower Falls, is lined with captains' houses and 19th-century homes from the town's shipbuilding era, and the town counts a dozen properties on the National Register of Historic Places. Cousins and Littlejohn islands add shorefront houses and former summer cottages. Yarmouth also has far more variety than towns to the north, with about a quarter of its units in attached houses, condominiums and apartment buildings. Old village houses commonly have cast-iron radiators, plaster walls and nowhere easy to run ductwork, which is why boiler service and replacement is often the first heating decision here, rather than adding a ducted system.

Yarmouth is the one town in this group where natural gas is a real option. Summit Natural Gas of Maine began building mains in Yarmouth, Cumberland and Falmouth after 2013, and Census estimates now show about 13 percent of Yarmouth homes heating with utility gas. Oil is still the largest fuel at roughly 56 percent, with electricity near 14 percent, propane about 13 percent and wood under 4 percent. The town sits on Casco Bay, split by the Royal River estuary, and exposed houses on Cousins Island and along the shore lose heat to steady coastal wind. On a street with a gas main, owners of oil-fired hot-water systems can weigh a gas conversion against electrification; where a new boiler is going in anyway, a high-efficiency boiler installation can keep the existing radiators while cutting fuel use, and ductless heads can add cooling upstairs.

Water Supply and Drains in Yarmouth

Yarmouth Village and Cousins Island get their water from the Yarmouth Water District, chartered in 1923 and supplied by springs and wells tapping a sand-and-gravel aquifer, most of it across the line in North Yarmouth; the USGS counted fewer than one in ten Yarmouth households as self-supplied in 1990. Unlike its inland neighbours, Yarmouth runs its own sewer system: about 40 miles of gravity sewer, 20 miles of low-pressure sewer and some 30 pump stations feeding a treatment plant on the Royal River estuary. The system is under strain. The Royal River pump station, built in 1967, handles about two-thirds of the town's flow, overflowed in January 2024, and led to a 2025 moratorium on new sewer load west of Route 1. For older village houses, the private lateral between house and street main is often the weak point, and sewer line repair or a camera inspection settles recurring backups.

Power, Storms and Wiring in Yarmouth

Central Maine Power delivers Yarmouth's electricity, and the town is also home to one of Maine's largest power plants: Wyman Station on Cousins Island, an oil-fired plant of more than 800 megawatts that now runs mainly at times of peak demand and added battery storage in 2016. Having a big plant in town does not protect neighbourhood lines, though. Coastal wind and ice bring down trees along island and shore roads, and in the December 2023 wind and rain storm Cumberland County had the most outages of any county in the state. Yarmouth commutes are short: Census data show roughly three-quarters of workers who commute travel under half an hour, well within the range of any electric car. A home EV charger in an older house usually starts with a check of the service and panel, and whole-house surge protection is worth adding.
