Getting to Know Falmouth
The original town of Falmouth once encompassed what are now Portland, South Portland, Westbrook, and Cape Elizabeth — those communities were all carved out of it over time. Just offshore, Mackworth Island was Governor Percival Baxter's family retreat before he deeded it to the State of Maine in 1943; today it is famous for the "fairy houses" visitors build in its woods and for Baxter's stone-walled memorial to his Irish Setters.

Falmouth Homes and What They Need
Falmouth's housing is younger than most of Greater Portland. Census estimates put the median home here at 1986, and roughly 14 percent of homes have been built since 2010, many of them in newer subdivisions. The older layer is still real: about 14 percent of homes predate 1940 and about four in ten predate 1980, from Falmouth Foreside along Route 88 to West Falmouth Corner and Highland Lake. Around 80 percent of homes are single-family detached houses, and most are owner-occupied. In practice that means two very different kinds of job in one town: a newer colonial with PEX, a mechanical room and room for ductwork, and a Foreside house with copper or galvanized supply lines, tired shutoff valves and pinhole leaks that need tracing behind finished walls.
Heating and Cooling in Falmouth
Falmouth heats with a wider mix than most Maine towns. Census estimates show fuel oil or kerosene in roughly 43 percent of occupied homes, bottled propane in about 21 percent, utility natural gas in about 19 percent, electricity in about 11 percent and wood in about 5 percent. Gas is available because both Unitil and Summit Natural Gas of Maine run mains in town; Summit built into Falmouth, Cumberland and Yarmouth after the three towns chose it through a joint request for proposals, beginning in 2013. Homes near the bay see slightly milder nights than those out toward West Falmouth and Blackstrap, but both need equipment sized for a real Maine January. For many owners the choice is whether to keep an oil or propane boiler as backup or move most of the load to a cold-climate heat pump system, which also adds cooling.
Water Supply and Drains in Falmouth
The Portland Water District supplies drinking water in Falmouth, drawn from Sebago Lake, but sewer is the town's own. Falmouth's wastewater department runs about 58 miles of gravity sewer and force main, 33 pump stations and a 1.56 million gallon per day treatment plant on Clearwater Drive that discharges to the Presumpscot River estuary and Casco Bay; the plant also treats wastewater from Cumberland. The collection system follows Route 1 and Route 88 in the east and reaches Route 100, Winn Road and Falmouth on the Green in the west, so homes beyond it generally rely on septic systems and, where the water mains stop, private wells. Across Cumberland County more than 17 percent of tested private wells have exceeded Maine's arsenic guideline. Power, Storms and Wiring in Falmouth
Central Maine Power serves Falmouth, and the town's tree-lined roads have taken real hits. In the January 1998 ice storm, Falmouth was among the Greater Portland towns that bore the brunt of the damage, and the December 2023 wind and rain storm left more than 56,000 Cumberland County customers without power at its height. Census estimates show about a third of Falmouth workers now work from home, which turns a two-day outage into lost work as well as a cold house, and makes a transfer switch or standby generator worth pricing before the next storm. The other trend is charging: short commutes into Portland suit electric vehicles, and many of the town's 1980s and 1990s houses have 100 or 150 amp panels already crowded with circuits. A load calculation shows whether a Level 2 EV charger in the garage fits on the existing service or needs an upgrade first.
