Water Heater Repair for Yarmouth Homeowners

Need water heater repair in Yarmouth? Aces Highlands runs out of 508 Riverside St Unit 1 in Portland and covers Cumberland County routinely, which means a technician who already understands the area's homes and permit process shows up, not a stranger learning it on the job.
No hot water is never convenient. Aces Highlands diagnoses and repairs water heater issues quickly and accurately — getting your hot water back on as fast as possible.
Common water heater problems include no hot water, inconsistent temperatures, strange noises, leaking, pilot light issues, and error codes on tankless units. Our technicians can quickly identify the problem and recommend the most cost-effective solution. If your water heater is leaking, our leak repair specialists can address any water damage at the same time.
We repair both tank and tankless water heaters from all major manufacturers. Common repairs include thermocouple replacement, heating element replacement, thermostat repair, anode rod replacement, and descaling for tankless units.
If your water heater is leaking from the tank or the cost of repair exceeds half the price of replacement, we will be honest about recommending a new unit — whether that is a traditional tank or a tankless system. We help you weigh the options without pressure.
Why Yarmouth Calls Aces Highlands
- We run trucks through Yarmouth and the rest of Cumberland County routinely, not occasionally
- You get the real problem and a firm number, not a pitch for extras
- Booking stays quick because we do not overbook the schedule
- Properly licensed and covered by insurance; Google reviewers back up the work
Yarmouth Homes and What They Need
Yarmouth's housing is among the oldest in this part of the county. Census estimates put the median year built at 1973, about one in five homes predates 1940 and roughly two-thirds were built before 1980. Main Street, between the Upper Village and Lower Falls, is lined with captains' houses and 19th-century homes from the town's shipbuilding era, and the town counts a dozen properties on the National Register of Historic Places. Cousins and Littlejohn islands add shorefront houses and former summer cottages. Yarmouth also has far more variety than towns to the north, with about a quarter of its units in attached houses, condominiums and apartment buildings. Old village houses commonly have cast-iron radiators, plaster walls and nowhere easy to run ductwork, which is why boiler service and replacement is often the first heating decision here, rather than adding a ducted system.
Water Supply and Drains in Yarmouth
Yarmouth Village and Cousins Island get their water from the Yarmouth Water District, chartered in 1923 and supplied by springs and wells tapping a sand-and-gravel aquifer, most of it across the line in North Yarmouth; the USGS counted fewer than one in ten Yarmouth households as self-supplied in 1990. Unlike its inland neighbours, Yarmouth runs its own sewer system: about 40 miles of gravity sewer, 20 miles of low-pressure sewer and some 30 pump stations feeding a treatment plant on the Royal River estuary. The system is under strain. The Royal River pump station, built in 1967, handles about two-thirds of the town's flow, overflowed in January 2024, and led to a 2025 moratorium on new sewer load west of Route 1. For older village houses, the private lateral between house and street main is often the weak point, and sewer line repair or a camera inspection settles recurring backups.

Getting to Know Yarmouth
Yarmouth is home to Eartha, the world's largest rotating globe — over 41 feet in diameter and certified by Guinness World Records — housed in the former DeLorme (now Garmin) headquarters just off Route 1. Every July since 1965, the town has also hosted the Yarmouth Clam Festival, a free three-day event that draws tens of thousands of visitors.
Yarmouth Village's charming older homes are part of the town's appeal — and they frequently need the wiring updates, boiler replacements, and ductless retrofits that historic housing demands. That is our specialty.
Local & Independent — Not a Franchise
There is no franchise behind Aces Highlands — just a Portland-based crew that works Yarmouth under its own name. Nobody on our crew works on commission, so there is no incentive to sell you more than the job needs. We show up, fix the actual problem, and let the work speak for itself.
How a Tank Water Heater Works
- Cold inlet — the dip tube carries it to the tank bottom
- Burner — heats water at the bottom of the tank
- Anode rod — sacrificial rod that fights corrosion
- T&P valve — releases pressure if it builds too high
- Hot outlet — draws the hottest water from the top

Codes & Permits for Water Heater Repair in Yarmouth
In Yarmouth, plumbing permits come from the Local Plumbing Inspector at the Yarmouth Planning and Development / Building Permits & Codes (200 Main Street, Yarmouth, ME 04096, 207-846-2401). How Aces Highlands Handles Water Heater Repair in Yarmouth
- Yarmouth Water District covers most of Yarmouth (aquifer wells in North Yarmouth) — homes still on a private well get the well and pressure tank looked at as part of the same visit.
- Summit Natural Gas of Maine reaches parts of Yarmouth, so a gas water heater is an option on those streets; propane, electric and heat-pump models work anywhere in town.
- We permit the replacement at the Yarmouth Planning and Development / Building Permits & Codes, route the T&P relief valve to a code-compliant discharge, and handle gas hookups under our Fuel Board license.

Where to begin? These guys hooked up a sauna for me and did an amazing job, it was not a small job. Projects big or small, these guys are my go to. Responsive, reasonably priced, and professional. In a world where it is tough to get good service, I'm thrilled to have these guys in my phone.

Water Heater Repair FAQs
Why do I suddenly have no hot water?
On electric units it is most often a tripped breaker, failed heating element, or the high-limit switch; on gas units, a pilot or ignition problem or a failed thermocouple; on tankless units, an error code from scale buildup or a flow sensor. Most of these are quick, affordable repairs.
My water heater is leaking — can it be fixed?
It depends where the water is coming from. Leaks at valves, fittings, or element gaskets are usually repairable. Water seeping from the tank body itself means the inner tank has corroded through, and replacement is the only fix. We will show you exactly which one you have.
Why does my pilot light keep going out?
The most common cause is a worn thermocouple — the safety sensor that holds the gas valve open — which is an inexpensive replacement. Draft problems, a dirty pilot orifice, or a failing gas control valve can also be responsible. It is a fast diagnosis for our technicians.
Why is my hot water rusty or smelly?
Rusty hot water usually means the anode rod is spent and the tank has begun corroding inside; a rotten-egg smell is typically bacteria reacting with the anode rod. An anode replacement and flush often solves it — but rust from an older tank can signal it is nearing the end.
Do you service tankless water heaters too?
Yes — we diagnose error codes, descale heat exchangers, replace flow sensors and igniters, and service all major tankless brands, whether or not we installed the unit.
