Wiring & Rewiring for Gray Homeowners

When Gray homeowners need wiring & rewiring, Aces Highlands is the local team to call. We are based at 508 Riverside St Unit 1 in Portland — a short drive from Gray in Cumberland County — so we respond quickly and know the homes, the weather, and the codes in your area.

Whether you need a single new circuit or a complete rewire of an older home, Aces Highlands handles residential wiring with precision and code compliance.

Older homes in the Portland area may still have knob-and-tube or aluminum wiring that presents safety risks and insurance issues. We replace outdated wiring with modern copper wiring, properly routed and protected in every wall and ceiling cavity. A rewire often pairs with a panel upgrade for a fully modernized electrical system.

For renovations and additions, we run new circuits, install junction boxes, and ensure proper wire sizing for the intended load. We also handle plumbing and HVAC work for remodel projects, keeping everything under one roof.

Every wiring job includes proper circuit labeling, secure connections, and thorough testing. We pull permits when required and schedule inspections to ensure full code compliance.

Gray Homes and What They Need

Gray's roughly 4,600 homes are younger than much of Cumberland County. Census estimates put the median year built at 1983, and only about one in eight predates 1940. Those older houses cluster around Gray Village and along the old roads out toward Dry Mills. The bigger story is the building wave of the 1970s through the 2000s, when capes, ranches and colonials went up on wooded lots within reach of Turnpike exit 63; about a quarter of homes date from 2000 or later. Roughly one in twenty is a manufactured home, and around 670 units are held for seasonal use, many of them camps on Little Sebago, Crystal and Forest lakes. Houses from the 1980s and 1990s are now reaching the age where original boilers, furnaces and electrical panels with no spare breaker space come due, while a lakeside camp raises questions about insulation and year-round use.

Power, Storms and Wiring in Gray

Gray is Central Maine Power territory, and much of the town is wooded house lots on long rural roads, the setting where one fallen limb can darken a whole street. The 1998 ice storm took 23 days to fully restore statewide, the October 2017 windstorm set CMP's outage record with Cumberland County among the hardest hit, and on December 18, 2023, a wind and rain storm left more than 70,000 Cumberland County customers in the dark and led Gray to close its town office early. For a home on a private well, losing power also means losing water and, with an oil burner, losing heat, which makes a standby generator on a transfer switch more than a convenience. Census commute data show nearly half of Gray workers travel 30 minutes or more each way, a daily distance that an overnight Level 2 charger covers easily.

Getting to Know Gray

Gray holds one of Maine's most unusual Civil War stories: in 1862, the body of an unknown Confederate soldier was mistakenly shipped to Gray instead of a fallen local Union lieutenant. The women of the town buried the stranger in Gray Village Cemetery and paid for his headstone — marked simply "The Stranger" — and the grave is still tended today. Gray is also home to the Maine Wildlife Park, the state's refuge for animals that cannot return to the wild.

From the village center out to Dry Mills, Gray's homes range from 1800s farmhouses to newer builds off Route 26 — and we service heating, plumbing, and electrical in all of them.

Local & Independent — Not a Franchise

There is no franchise behind Aces Highlands — just a Portland-based crew that works Gray under its own name. Our techs are paid to do the job right, not to upsell — no commission structure pushes them toward extra work. Getting invited back is the only metric that matters here.

How Your Electrical Panel Works

  1. Meter — measures the power the utility delivers
  2. Main breaker — the single shutoff for the whole panel
  3. Branch breakers — one per circuit, trip on overload or a fault
  4. Neutral / ground bus — the common return and safety path
  5. Panel capacity — how much headroom is left for new circuits

Homeowner Guide

Old Wiring, Explained: Knob-and-Tube and Aluminum Branch Circuits

Southern Maine has a lot of housing stock old enough to have gone through several wiring eras, and two of them come up constantly on inspection reports: knob-and-tube and aluminum branch-circuit wiring. Neither one means your house is unsafe today, but both mean something specific, and homeowners deserve the real explanation instead of a scare pitch.

Codes & Permits for Wiring & Rewiring in Gray

Electrical work in Gray is licensed and permitted under Maine's Electricians' Examining Board, which adopted the 2026 National Electrical Code effective July 1, 2026. Gray's Code Enforcement Office describes its own scope as covering building, plumbing, electrical and septic inspections, so electrical permits are handled locally through that office rather than referred to the state; no separately-named electrical inspector was published on the town's site. Gray includes frontage on Little Sebago Lake, Crystal Lake and Forest Lake and is drained by Collyer Brook — all relevant to well/septic siting and shoreland zoning outside the water district's service area.

  • Any work extending, altering, or replacing existing wiring — including older knob-and-tube or aluminum branch-circuit wiring found in Maine's older housing stock — must be performed by a Maine-licensed electrician and brought up to the currently adopted 2026 NEC for the portion of the system being worked on. maine.gov
  • Rewiring beyond the state's 'minor repair work' exemption (which covers only replacing existing switches, sockets, lamps, fuses, and repairing entrance-service equipment) requires a standard electrical permit. maine.gov
  • CPSC Publication 516 ('Repairing Aluminum Wiring') states that homes built before 1965 are unlikely to have aluminum branch-circuit wiring, while homes built between 1965 and the mid-1970s may have it; a Franklin Research Institute survey found that homes with this pre-1972 aluminum wiring are 55 times more likely to have a connection reach 'Fire Hazard Conditions' at a receptacle, switch, or other connection point than a home wired with copper. The underlying hazard is heat building up at the aluminum-to-device connection, not the aluminum wire itself failing. cpsc.gov
  • For a single-family dwelling exempted from the state permit, the Board's Single-Family Dwelling Certification page states the underlying rule: 'Any electrical installations made in a newly constructed residence shall require certification by a State or Local Inspector, Master Electrician or Limited Electrician in House Wiring prior to the activation of electricity by the utility company.' This certification step (rather than a standard state permit) is what lets an owner wire their own single-family home. maine.gov

How Aces Highlands Handles Wiring & Rewiring in Gray

  • With 12% of housing in Gray built before 1940, we regularly find knob-and-tube or aluminum wiring on a rewiring job; the section we touch gets rebuilt to today's code, full stop.
  • Maine only exempts like-for-like switch/outlet swaps from the permit requirement — any circuit extension or addition on a rewiring job is permitted work in our hands.
  • We label circuits as we go and bring anything new up to the 2026 National Electrical Code, Maine's current standard.

I can not recommend Sam and his team enough!! In a world of slow response times and cut corners they went above and beyond in every area, installing a new electrical panel for me. Their attention to detail and love of their craft truly sets them apart from the rest!

We have called Samuel for our electrical needs over the last few years and have always been impressed with professional and courteous attitude — installing extra outlets, installing new lights and ceiling fans, our whole house generator, charger for the electric car, even the hot tub!!! His price was fair, and never disappointed when work was completed.

Where to begin? These guys hooked up a sauna for me and did an amazing job, it was not a small job. Projects big or small, these guys are my go to. Responsive, reasonably priced, and professional. In a world where it is tough to get good service, I'm thrilled to have these guys in my phone.

Wiring & Rewiring FAQs

Will my insurance company cover a home with knob-and-tube wiring?

Increasingly, no. Many insurers in Maine decline coverage or charge steep premiums for homes with active knob-and-tube, and some require replacement before closing on a sale. Rewiring resolves the insurance problem and removes a genuine fire risk at the same time.

How much does it cost to rewire a house?

Nationally, whole-home rewiring typically runs $4-$10+ per square foot depending on access, home age, and finish level — a partial rewire of only the original circuits costs far less. After walking your home, we quote a firm written price so there are no surprises.

Do you have to open up all my walls to rewire?

No. We fish new wiring through existing cavities from basements, attics, and small access openings. Some targeted drywall openings are usually necessary, but they are modest and easy to patch — nothing like the gut job people imagine.

How long does a whole-home rewire take?

Most single-family rewires take several days to a week depending on size and access. We stage the work so you keep power in the rooms you are living in, and we walk you through the schedule before we start.

Can I just add GFCI outlets instead of rewiring?

Sometimes. GFCI protection can add shock protection to ungrounded circuits and is a legitimate, code-recognized improvement. But it does not fix deteriorated insulation or overloaded conductors. We will tell you honestly which situation you have — protection upgrade or genuine rewire.
