Sewer Line Repair & Replacement for North Yarmouth Homeowners

Need sewer line repair & replacement in North Yarmouth? Aces Highlands runs out of 508 Riverside St Unit 1 in Portland and covers Cumberland County routinely, which means a technician who already understands the area's homes and permit process shows up, not a stranger learning it on the job.
Sewage backing up through a basement floor drain usually means the main line between your house and the street has failed. Aces Highlands diagnoses with a camera, repairs what is broken, and replaces only when replacement is the honest answer.
The sewer lateral carries everything from your house to the city main or septic tank. In Portland, South Portland, and Westbrook, many laterals are original clay or cast iron from the early 1900s and are nearing end of life.
Tree roots find the joints in clay pipe, cast iron rusts until the bottom of the pipe is gone, and frost heave shifts sections out of line. The result: a line that clogs every few months until it collapses.
We start every sewer call with a camera, not a shovel. Seeing the break, its depth, and distance from the house tells us whether a cleaning, a spot repair, or full replacement is right. We show you the footage.
Sewer work in Portland involves plumbing permits, a licensed plumber for the connection, and a street-opening permit near the main. We handle paperwork, coordinate with the city, and restore your lawn or driveway. Active backups are an emergency call.

North Yarmouth Homes and What They Need
North Yarmouth grew from fewer than 1,000 residents in 1950 to about 4,100 in 2020, and its housing shows that growth. Census estimates count about 1,600 homes, nearly all detached single-family houses, with a median year built of 1981. About 17 percent predate 1940, mostly farmhouses and capes around Walnut Hill and along Routes 9, 115 and 231, while subdivisions from the 1970s through the 2010s fill in the land between them. Homes here are also valued higher than in the other inland towns nearby, with a median owner-estimated value near $480,000, and close to nine in ten are owner-occupied. The result is a large group of 30- to 45-year-old houses whose original heating systems, water heaters and panels are reaching the end of their service life, and a furnace replacement in a forced-air home is a natural moment to add central cooling or a heat pump coil.
Water Supply and Drains in North Yarmouth
North Yarmouth supplies drinking water to its neighbours. The Yarmouth Water District draws most of its supply from wells tapping a thick sand-and-gravel aquifer in North Yarmouth, including the Stevens Well off Baston Road and the Estabrook Well, and it has served part of North Yarmouth itself since a 1990 merger; the town's comprehensive plan notes that the water needs no treatment. Homes beyond the mains are on private wells, which the USGS counted as roughly 70 percent of households in 1990, and in its 2005-09 review about 9 percent of sampled wells exceeded the arsenic standard. There is no public sewer anywhere in town, so every property relies on septic, with septage handled under a contract with the Portland Water District. Well pumps, pressure tanks and septic-friendly drains are the everyday reality, and a tankless water heater can free up basement space in newer homes.

Getting to Know North Yarmouth
North Yarmouth is one of the oldest towns in Maine — the original 1680 plantation of "Ancient North Yarmouth" was a mother town whose territory included present-day Cumberland, Yarmouth, Chebeague Island, Pownal, Freeport, Harpswell, and part of Brunswick. One by one those communities were set off, leaving the quiet inland town that carries the original name today.
That long history shows in North Yarmouth's housing — classic farmhouses and capes alongside newer homes — and we bring the same care to a 200-year-old post-and-beam as to new construction.
Local & Independent — Not a Franchise
There is no franchise behind Aces Highlands — just a Portland-based crew that works North Yarmouth under its own name. Our technicians are not commissioned salespeople and nobody here is required to upsell you anything. We show up, fix the actual problem, and let the work speak for itself.
How Your Drain-Waste-Vent System Works
- Fixture drains — sinks, tubs, and toilets
- Main stack — collects branch lines and vents through the roof
- Vent — keeps trap seals from siphoning dry
- Cleanout — access point for clearing clogs
- Building sewer — carries wastewater to the street main

Sewer Line Repair: Camera Inspections, Roots & Trenchless Options
A failing sewer line is one of the more expensive plumbing problems a homeowner can face, which is exactly why diagnosing it correctly before digging matters as much as the repair itself.

Codes & Permits for Sewer Line Repair & Replacement in North Yarmouth
In North Yarmouth, plumbing permits come from the Local Plumbing Inspector at the Town of North Yarmouth Code Enforcement Office (10 Village Square Road, North Yarmouth, ME 04097, (207) 829-3705 ext. 206). With 4,072 residents, North Yarmouth is required to enforce the Maine Uniform Building and Energy Code (MUBEC). The Yarmouth Water District's wellfield draws from aquifers physically located in North Yarmouth, even though the District's main service area is the neighboring Town of Yarmouth.
- Installing a new, expanded, or replacement septic (subsurface wastewater disposal) system requires a permit built on an HHE-200 application, which must be prepared by a Maine-licensed Site Evaluator for standard systems, or by a professional engineer or licensed Site Evaluator for engineered systems. maine.gov
- A Maine-licensed Site Evaluator qualifies through an exam covering the state's plumbing/SSWD rules and soils, and performs the site work (digging test pits, reading soil texture and depth to bedrock) that a septic permit depends on. maine.gov
- The Local Plumbing Inspector who issues internal plumbing permits also enforces the state's Subsurface Wastewater Disposal rules for septic systems in their municipality. mainelegislature.org
- Every Maine municipality must annually appoint at least one Local Plumbing Inspector (LPI), who does not have to live in that town, to issue plumbing permits and enforce the state's plumbing rules and Subsurface Wastewater Disposal (septic) rules locally. mainelegislature.org
How Aces Highlands Handles Sewer Line Repair & Replacement in North Yarmouth
- Public sewer in North Yarmouth is the No public sewer; private septic's to run (treatment at Individual on-site subsurface wastewater disposal (septic) systems, permitted by the North Yarmouth Code Enforcement Officer under the State of Maine Subsurface Wastewater Disposal Rules); the private lateral out to that main stays the homeowner's responsibility, which is where most sewer line repair & replacement calls start.
- 21% of North Yarmouth's homes went up before 1960 — the cast-iron and clay-lateral era, and exactly the kind of line that cracks and lets roots in.
- A failed septic system requires an HHE-200 design from a licensed Site Evaluator plus a Local Plumbing Inspector permit — we line up both before any excavator shows up.

We highly recommend Highlands Heating & AC. They are extremely responsive, knowledgeable and do great work. Our boiler stopped working and Elijah was quick to respond after hours on a Friday. He installed a new boiler and heat pump hot water heater.

He was very friendly. He gave me an honest explanation on why I shouldn't recharge my A/C unit and what he suggested made much more sense. He really took care of everything. He is very professional, always called me with updates. 5 stars is not enough — I give this company 10 stars.

We have called Samuel for our electrical needs over the last few years and have always been impressed with professional and courteous attitude — installing extra outlets, installing new lights and ceiling fans, our whole house generator, charger for the electric car, even the hot tub!!! His price was fair, and never disappointed when work was completed.
Sewer Line Repair & Replacement FAQs
Who is responsible for the sewer line — me or the city?
In Portland and most Southern Maine towns, the homeowner owns and maintains the lateral from the house all the way to the connection at the city main, including the section under the sidewalk and street. The city is responsible for the main itself. Check your town's sewer ordinance for the exact boundary; we can help you read it.
Does homeowners insurance cover sewer line replacement?
Usually not under a standard policy. Some insurers offer a service-line endorsement for a small annual premium that covers the lateral, and some cover the resulting water damage but not the pipe. Call your agent before the work starts, and ask us for the camera footage — insurers often want it.
How long does a sewer line replacement take?
Most full replacements take one to three days from the first shovel to backfill, plus a day or two beforehand for Dig Safe locates and permits. Spot repairs are often finished in a single day. You will be without drains for part of that time; we tell you exactly when before we start.
Do I need a permit to replace a sewer line in Maine?
Yes. Sewer lateral work requires a plumbing permit and an inspection before backfill, and work in a city street or sidewalk needs a street-opening permit. The connection itself must be made by a licensed Maine plumber. We pull every permit and schedule the inspections.
Can tree roots really break a sewer pipe?
Yes. Roots enter at the joints of clay pipe seeking water, then grow until they crack the pipe or fill it completely. Cutting the roots restores flow for a season or two; the permanent fix is replacing the joint they enter through or the whole run. Maples and willows near the pipe path are the usual culprits.
Is trenchless sewer repair available in Portland?
It depends on the pipe. Cured-in-place lining needs a host pipe that still holds its shape; pipe bursting needs room to pull a new pipe through and access pits at each end. Collapsed sections, bellies, and multiple bends often rule them out. The camera inspection tells us, and we quote both ways when both are possible.
