Boiler Repair for Brunswick Homeowners

Brunswick sits in Cumberland County, part of the territory Aces Highlands covers out of 508 Riverside St Unit 1 in Portland every week — so a call for boiler repair gets a technician who already knows the local housing and codes, not a first-timer.
When your boiler breaks down in the middle of a Maine winter, you need it fixed fast and fixed right. Aces Highlands provides expert boiler diagnostics and repair with a focus on safety and accuracy.
Common boiler issues include no heat, low pressure, strange noises, leaking, short-cycling, and thermostat problems. Our technicians diagnose the root cause accurately so you are not paying for repeat visits or unnecessary parts. If your boiler leak has caused water damage, our leak repair team can help address that as well.
We repair oil, propane, and natural gas boilers from all major manufacturers. Whether it is a faulty circulator pump, a failed zone valve, a cracked heat exchanger, or a control board issue, we have the experience to handle it.
Safety is always our first priority with boiler repairs. We test all safety controls, check for proper combustion, and verify carbon monoxide levels before clearing a system for operation. If your boiler is beyond repair, we offer professional boiler replacement with honest guidance on the best option for your home.

Brunswick Homes and What They Need
Brunswick has the most mixed housing in this part of the coast. Census estimates count about 9,500 homes with a median build year of 1982; roughly 20 percent were built before 1940 and nearly half before 1980. Only about half are detached single-family houses, since the town also has apartments, college housing and mobile homes, about one in eight units. The Federal and Victorian streets near Bowdoin and downtown are the oldest, while the McKeen Street neighbourhood, built for Navy families in the 1950s and 60s, was sold off as some 230 homes after the air station closed. Each era brings its own wiring: knob-and-tube and fuse boxes can still turn up in the old core, and base houses carry services sized for 1950s loads. A panel upgrade in a Brunswick home is often needed before adding heat pumps or an EV charger.
Heating and Cooling in Brunswick
Brunswick has more natural gas than most Maine towns. Maine Natural Gas is based in the town and serves it, and about 21 percent of occupied homes heat with utility gas, according to the latest Census five-year estimates. Oil still leads at about 45 percent, with propane near 15 percent and electricity around 13 percent. Brunswick sits at the head of Maquoit and Middle Bays with the Androscoggin River along its north edge, so the downtown is less exposed than Harpswell's islands but still sees subzero nights. Where a gas line is already at the house and the old unit is due for replacement, a high-efficiency gas furnace or a heat pump paired with the existing system are both reasonable paths.

Getting to Know Brunswick
Brunswick is home to Bowdoin College, chartered in 1794 as Maine's first college. Harriet Beecher Stowe wrote "Uncle Tom's Cabin" while living on Federal Street in 1851, and Joshua Chamberlain — the Bowdoin professor turned Civil War hero who accepted the Confederate infantry's surrender at Appomattox — later served as Maine's governor and Bowdoin's president. The former Naval Air Station is now Brunswick Landing, one of Maine's largest business and technology campuses.
Brunswick's Federal-era and Victorian homes around the college are beautiful — and demanding. Panel upgrades, careful rewiring, and heating systems that respect historic construction are everyday work for our crew here.
Local & Independent — Not a Franchise
Aces Highlands is a locally owned Portland, Maine company serving Brunswick — not a national franchise. Every technician is paid to solve the problem in front of them, not to hit an upsell quota. We show up, fix the actual problem, and let the work speak for itself.
How a Boiler Works
- Burner — ignites fuel to heat the exchanger
- Heat exchanger — heats the water circulating in the loop
- Circulator pump — pushes hot water through the loop
- Expansion tank — absorbs pressure as water heats and expands
- Baseboard loop — hot water out, cooler water returns

Codes & Permits for Boiler Repair in Brunswick
In Brunswick, plumbing permits come from the Local Plumbing Inspector at the Planning & Codes Office, Town of Brunswick Dept. of Planning and Development (85 Union Street, Brunswick, ME 04011, 207-725-6660). With 21,756 residents, Brunswick is required to enforce the Maine Uniform Building and Energy Code (MUBEC). Brunswick applies a Shoreland Protection Overlay (including a Resource Protection subdistrict) and a Special Flood Hazard Area overlay near the Androscoggin/Casco Bay shoreline; the town's Local Plumbing Inspector can approve reduced setbacks for replacement subsurface wastewater systems with a state-licensed soils evaluator's report.
- Chimneys and vents serving fuel-fired appliances, including hydronic boilers, are governed by NFPA 211, the standard for chimneys, fireplaces, and vents. maine.gov
- State law requires a carbon monoxide detector in each area within or giving access to a bedroom wherever a fuel-burning heating appliance like a boiler serves a covered dwelling. mainelegislature.org
- Installing or servicing an oil-fired boiler in Maine requires a Maine Fuel Board Oil Burner Technician license (Apprentice, Journeyman, or Master), and apprentices must work under a licensed technician. maine.gov
How Aces Highlands Handles Boiler Repair in Brunswick
- Where Maine Natural Gas Corporation serves the street in Brunswick, gas equipment is usually the simplest boiler repair option; elsewhere we quote oil, propane and heat-pump alternatives side by side.
- About 45% of Brunswick homes heat with heating oil today. Oil equipment is installed to NFPA 31, gas and propane to NFPA 54/58, and every vent or chimney tie-in to NFPA 211.
- We don't close out a boiler repair without confirming CO detectors are installed near sleeping areas, which Maine requires wherever the heat comes from burning fuel.

We highly recommend Highlands Heating & AC. They are extremely responsive, knowledgeable and do great work. Our boiler stopped working and Elijah was quick to respond after hours on a Friday. He installed a new boiler and heat pump hot water heater.

He was very friendly. He gave me an honest explanation on why I shouldn't recharge my A/C unit and what he suggested made much more sense. He really took care of everything. He is very professional, always called me with updates. 5 stars is not enough — I give this company 10 stars.

We have called Samuel for our electrical needs over the last few years and have always been impressed with professional and courteous attitude — installing extra outlets, installing new lights and ceiling fans, our whole house generator, charger for the electric car, even the hot tub!!! His price was fair, and never disappointed when work was completed.
Boiler Repair FAQs
My boiler has no heat — what should I check before calling?
Check the thermostat is calling for heat, the emergency switch (usually a red switch at the top of the basement stairs) was not flipped off, the breaker is on, and — for oil systems — that you have fuel in the tank. Press the red reset button on an oil burner no more than once. If none of that restores heat, call us rather than repeatedly hitting reset, which can flood the chamber with oil.
Why is my boiler making a banging or rumbling noise?
That kettling sound usually means scale buildup on the heat exchanger or air trapped in the system — both fixable, and both worth addressing promptly since kettling stresses the boiler and wastes fuel.
Why does my boiler keep losing pressure?
A leak somewhere in the system loop, a failing expansion tank, or a relief valve that is weeping. Small leaks are not always visible — they can hide in a slab or wall — and continually topping off with fresh water accelerates corrosion, so it is worth diagnosing rather than living with.
Is a leaking boiler an emergency?
Treat it as one. A minor fitting drip is often a quick fix, but a leak from the boiler block itself means the heat exchanger has failed. Either way, shut off the water feed if the leak is significant and call — water damage compounds by the hour.
How much does boiler repair cost?
Common repairs like circulator pumps, zone valves, and ignition components typically run from a couple hundred dollars up to around a thousand depending on the part. We diagnose first, quote the exact repair before doing it, and never invoice you for guesswork parts.
