Gray Homes and What They Need
Gray's roughly 4,600 homes are younger than much of Cumberland County. Census estimates put the median year built at 1983, and only about one in eight predates 1940. Those older houses cluster around Gray Village and along the old roads out toward Dry Mills. The bigger story is the building wave of the 1970s through the 2000s, when capes, ranches and colonials went up on wooded lots within reach of Turnpike exit 63; about a quarter of homes date from 2000 or later. Roughly one in twenty is a manufactured home, and around 670 units are held for seasonal use, many of them camps on Little Sebago, Crystal and Forest lakes. Houses from the 1980s and 1990s are now reaching the age where original boilers, furnaces and electrical panels with no spare breaker space come due, while a lakeside camp raises questions about insulation and year-round use.
Water Supply and Drains in Gray
Water in Gray is a patchwork. The Gray Water District runs mains through the village and along roads such as Shaker Road and Lewiston Road, but the town has no public or district sewer, even where a water line passes the door, so every home relies on a septic system. Outside the district, households drink from private wells, and bedrock wells here deserve testing: in a USGS review of 2005-09 lab results, about 27 percent of Gray wells sampled exceeded the federal arsenic standard, among the higher rates in Cumberland County. East Gray also carries the history of the McKin Superfund site, where solvents from a 1960s-70s waste facility reached private wells and nearby residents were offered public water. The practical upshot is treatment equipment matched to the well, pressure tanks kept in working order, and tank water heaters chosen with the water chemistry in mind.

Getting to Know Gray
Gray holds one of Maine's most unusual Civil War stories: in 1862, the body of an unknown Confederate soldier was mistakenly shipped to Gray instead of a fallen local Union lieutenant. The women of the town buried the stranger in Gray Village Cemetery and paid for his headstone — marked simply "The Stranger" — and the grave is still tended today. Gray is also home to the Maine Wildlife Park, the state's refuge for animals that cannot return to the wild.
From the village center out to Dry Mills, Gray's homes range from 1800s farmhouses to newer builds off Route 26 — and we service heating, plumbing, and electrical in all of them.
Local & Independent — Not a Franchise
Aces Highlands is independently owned and based in greater Portland, with no franchise territory map dictating how Gray gets treated. Nobody on our crew works on commission, so there is no incentive to sell you more than the job needs. Earning the next call, not hitting a sales target, is the entire business plan.

Fixture Installation: Faucets, Toilets & What Fails First
Fixture replacement is usually the most visible plumbing work in a home, and also where a rushed installation shows up fastest — a faucet that wiggles, a toilet that rocks, a drain that was never quite sealed right.

Codes & Permits for Fixture Installation in Gray
In Gray, plumbing permits come from the Local Plumbing Inspector at the Gray Code Enforcement Office (Henry Pennell Municipal Complex, 24 Main Street, Gray, ME 04039, (207) 657-3339). With 8,269 residents, Gray is required to enforce the Maine Uniform Building and Energy Code (MUBEC). Gray includes frontage on Little Sebago Lake, Crystal Lake and Forest Lake and is drained by Collyer Brook — all relevant to well/septic siting and shoreland zoning outside the water district's service area.
- Plumbing work in Maine is performed by state-licensed Master or Journeyman plumbers (with licensed apprentices working under them), as established and examined by the Plumbers' Examining Board. maine.gov
- The Local Plumbing Inspector can reject work that doesn't meet code, order corrections, and must issue a written approval before a plumbing permit is considered closed. mainelegislature.org
- Plumbing repairs and fixture work are permitted and enforced locally by each municipality's Local Plumbing Inspector, appointed under state law. mainelegislature.org
- Every Maine municipality must annually appoint at least one Local Plumbing Inspector (LPI), who does not have to live in that town, to issue plumbing permits and enforce the state's plumbing rules and Subsurface Wastewater Disposal (septic) rules locally. mainelegislature.org
How Aces Highlands Handles Fixture Installation in Gray
- With a median year built of 1983 and 12% of homes older than 1940, Gray still has plenty of galvanized and early-copper supply lines behind the walls, which changes how we approach a fixture installation.
- Gray Water District supplies most of Gray from Libby Brook aquifer wells at 80 Shaker Road (primary) plus a secondary well on Yarmouth Road; about 1,100 connections, not the whole town; we handle everything downstream of that meter, fixture by fixture.
- We file for a permit at the Gray Code Enforcement Office whenever the work calls for one, and build it to the 2021 Uniform Plumbing Code.

We highly recommend Highlands Heating & AC. They are extremely responsive, knowledgeable and do great work. Our boiler stopped working and Elijah was quick to respond after hours on a Friday. He installed a new boiler and heat pump hot water heater.
Fixture Installation FAQs
Can I supply my own faucet or toilet for you to install?
Absolutely. We install customer-supplied fixtures every week, and we are glad to advise on brands and configurations before you buy so the fixture fits your sink or rough-in. We can also supply the fixture if you prefer one-stop convenience.
How long does fixture installation take?
A straightforward faucet or toilet replacement usually takes one to two hours. Garbage disposals, shower valves, and installations where old shutoff valves or corroded connections need replacement can take longer. We give you a realistic time estimate before we start.
Should my old shutoff valves be replaced during a fixture swap?
Often, yes. Shutoff valves that have not been turned in years frequently seize or weep once disturbed. Replacing a worn shutoff during a fixture installation costs little while everything is already apart — and it means you can actually shut water off in an emergency.
Do new fixtures really lower my water bill?
They can. WaterSense-labeled faucets and toilets use 20-60% less water than older models — a pre-1994 toilet can use 3.5 to 7 gallons per flush versus 1.28 for a modern one. For a busy household, that difference shows up on the bill.
Will you try to upsell me on other plumbing work while you are here?
No. Aces Highlands is a local Portland company, not a franchise — nobody here works on commission. If we happen to spot a genuine safety or leak issue while working, we will point it out and let you decide. Otherwise we do the job you called us for.
