New Gloucester Homes and What They Need

New Gloucester has about 2,300 homes spread across 47 square miles, and the stock spans more than two centuries. Census estimates put the median year built at 1987, yet roughly one in nine homes predates 1940, many of them in the historic village along the old county road, in Upper Gloucester and around the Shaker community at Sabbathday Lake. Most of the rest are single-family houses from the 1970s onward on rural frontage lots, and about 8 percent are manufactured homes, a larger share than in neighbouring Gray. Old farmhouses with ells and attached barns tend to carry plumbing and wiring from several eras, added room by room over the decades, so an older house can hide undersized circuits or early wiring behind later updates. A wiring assessment and rewire before adding heat pumps, an electric range or an EV charger avoids surprises.

Water Supply and Drains in New Gloucester

Nearly all of New Gloucester is on private wells and septic systems. The USGS counted about 99 percent of the town's households as self-supplied in the 1990 census, and the town's plan describes parts of the Lower Village as not served by public sewers. The exception for water is Upper Gloucester, where road salt piled on the ground in the 1950s and later leaking petroleum tanks contaminated the groundwater; the Legislature created the New Gloucester Water District to bring the village water from a protected well source, with the system completed around 2014. Elsewhere, testing matters: in a USGS review of 2005-09 samples, about 16 percent of New Gloucester wells exceeded the federal arsenic standard. A home on a well depends on its pump, pressure tank and treatment gear, and hard or iron-bearing water shortens the life of a water heater, so a water test belongs in any equipment decision.

Getting to Know New Gloucester

New Gloucester is home to Sabbathday Lake Shaker Village, established in 1783 — the last active Shaker community in the world. Its 1794 meetinghouse still stands, the village is a National Historic Landmark, and a small number of practicing Shakers continue the tradition there today.

That deep history means New Gloucester has some genuinely old homes alongside rural properties running on oil and propane — exactly the kind of housing where a carefully planned heat pump conversion or boiler upgrade pays off, and where we do a lot of our work.

Local & Independent — Not a Franchise

Aces Highlands answers to New Gloucester homeowners directly, not a franchise office somewhere else in the country. Technicians are not on commission, so the recommendation you get is the one your house actually needs. Getting invited back is the only metric that matters here.

Fixture Installation: Faucets, Toilets & What Fails First

Fixture replacement is usually the most visible plumbing work in a home, and also where a rushed installation shows up fastest — a faucet that wiggles, a toilet that rocks, a drain that was never quite sealed right.

Codes & Permits for Fixture Installation in New Gloucester

In New Gloucester, plumbing permits come from the Local Plumbing Inspector at the New Gloucester Code Enforcement Office (385 Intervale Road, New Gloucester, ME 04260, (207) 926-4126 x3). With 5,676 residents, New Gloucester is required to enforce the Maine Uniform Building and Energy Code (MUBEC). The town's water district serves only the Upper Village, created specifically to address groundwater contamination there — most other properties in town are on private wells.

  • Maine's plumbing installation standard is the 2021 Uniform Plumbing Code (UPC), adopted by the Plumbers' Examining Board effective January 1, 2022. maine.gov
  • Plumbing work in Maine is performed by state-licensed Master or Journeyman plumbers (with licensed apprentices working under them), as established and examined by the Plumbers' Examining Board. maine.gov
  • The Local Plumbing Inspector can reject work that doesn't meet code, order corrections, and must issue a written approval before a plumbing permit is considered closed. mainelegislature.org
  • Every Maine municipality must annually appoint at least one Local Plumbing Inspector (LPI), who does not have to live in that town, to issue plumbing permits and enforce the state's plumbing rules and Subsurface Wastewater Disposal (septic) rules locally. mainelegislature.org

How Aces Highlands Handles Fixture Installation in New Gloucester

  • With a median year built of 1991 and 11% of homes older than 1940, New Gloucester still has plenty of galvanized and early-copper supply lines behind the walls, which changes how we approach a fixture installation.
  • Most New Gloucester addresses are on New Gloucester Water District water, drawn from a protected groundwater source serving only the Upper Village area (created to address groundwater contamination there); most of the town outside Upper Village relies on private wells — the pipes, valves and fixtures on your side of the meter are what we service.
  • We file for a permit at the New Gloucester Code Enforcement Office whenever the work calls for one, and build it to the 2021 Uniform Plumbing Code.

Fixture Installation FAQs

Can I supply my own faucet or toilet for you to install?

Absolutely. We install customer-supplied fixtures every week, and we are glad to advise on brands and configurations before you buy so the fixture fits your sink or rough-in. We can also supply the fixture if you prefer one-stop convenience.

How long does fixture installation take?

A straightforward faucet or toilet replacement usually takes one to two hours. Garbage disposals, shower valves, and installations where old shutoff valves or corroded connections need replacement can take longer. We give you a realistic time estimate before we start.

Should my old shutoff valves be replaced during a fixture swap?

Often, yes. Shutoff valves that have not been turned in years frequently seize or weep once disturbed. Replacing a worn shutoff during a fixture installation costs little while everything is already apart — and it means you can actually shut water off in an emergency.

Do new fixtures really lower my water bill?

They can. WaterSense-labeled faucets and toilets use 20-60% less water than older models — a pre-1994 toilet can use 3.5 to 7 gallons per flush versus 1.28 for a modern one. For a busy household, that difference shows up on the bill.

Will you try to upsell me on other plumbing work while you are here?

No. Aces Highlands is a local Portland company, not a franchise — nobody here works on commission. If we happen to spot a genuine safety or leak issue while working, we will point it out and let you decide. Otherwise we do the job you called us for.
