New Gloucester Homes and What They Need

New Gloucester has about 2,300 homes spread across 47 square miles, and the stock spans more than two centuries. Census estimates put the median year built at 1987, yet roughly one in nine homes predates 1940, many of them in the historic village along the old county road, in Upper Gloucester and around the Shaker community at Sabbathday Lake. Most of the rest are single-family houses from the 1970s onward on rural frontage lots, and about 8 percent are manufactured homes, a larger share than in neighbouring Gray. Old farmhouses with ells and attached barns tend to carry plumbing and wiring from several eras, added room by room over the decades, so an older house can hide undersized circuits or early wiring behind later updates. The exception for water is Upper Gloucester, where road salt piled on the ground in the 1950s and later leaking petroleum tanks contaminated the groundwater; the Legislature created the New Gloucester Water District to bring the village water from a protected well source, with the system completed around 2014. Elsewhere, testing matters: in a USGS review of 2005-09 samples, about 16 percent of New Gloucester wells exceeded the federal arsenic standard. A home on a well depends on its pump, pressure tank and treatment gear, and hard or iron-bearing water shortens the life of a water heater, so a water test belongs in any equipment decision.
