Water Heater Repair for Old Orchard Beach Homeowners

Old Orchard Beach sits in York County, part of the territory Aces Highlands covers out of 508 Riverside St Unit 1 in Portland every week — so a call for water heater repair gets a technician who already knows the local housing and codes, not a first-timer.
No hot water is never convenient. Aces Highlands diagnoses and repairs water heater issues quickly and accurately — getting your hot water back on as fast as possible.
Common water heater problems include no hot water, inconsistent temperatures, strange noises, leaking, pilot light issues, and error codes on tankless units. Our technicians can quickly identify the problem and recommend the most cost-effective solution. If your water heater is leaking, our leak repair specialists can address any water damage at the same time.
We repair both tank and tankless water heaters from all major manufacturers. Common repairs include thermocouple replacement, heating element replacement, thermostat repair, anode rod replacement, and descaling for tankless units.
If your water heater is leaking from the tank or the cost of repair exceeds half the price of replacement, we will be honest about recommending a new unit — whether that is a traditional tank or a tankless system. We help you weigh the options without pressure.

Old Orchard Beach Homes and What They Need
Old Orchard Beach's median home was built in 1982, with about 23 percent of the housing stock predating 1940 -- a legacy of the resort town's early-1900s hotel and cottage era, much of which was rebuilt after the 1907 fire that leveled the town's big early hotels. Converting an old cottage to year-round living here is one of our more common heat pump and insulation-adjacent projects.
Water Supply and Drains in Old Orchard Beach
Drinking water comes from the Maine Water Company's Biddeford & Saco Division, drawn entirely from the Saco River, while the town's own Wastewater Department handles sewage -- though some properties still use individual septic permits, so not every address is on the town system. Before quoting a sewer line repair here, we confirm whether a property is on town sewer or a private system.

Getting to Know Old Orchard Beach
Old Orchard Beach got its name from Thomas Rogers, who settled the area in 1657 and named it for his abandoned apple orchard; the town incorporated in 1883. Its seven-mile beach stretches into neighboring Scarborough and Saco, and the current 500-foot pier, built in 1980, replaced an 1898 steel pier that at 1,825 feet was once the longest steel pier in the world.
Palace Playland, the oceanside amusement park on the beachfront, has been running since 1902 -- a remarkable run considering a major fire in 1907 destroyed most of the town's large early hotels. Much of what visitors see downtown today was rebuilt in that fire's aftermath.
Local & Independent — Not a Franchise
Aces Highlands is a locally owned Portland, Maine company serving Old Orchard Beach — not a national franchise. Technicians are not on commission, so the recommendation you get is the one your house actually needs. We do the work you called us for, do it right, and earn the next call. That is the whole business model.
How a Tank Water Heater Works
- Cold inlet — the dip tube carries it to the tank bottom
- Burner — heats water at the bottom of the tank
- Anode rod — sacrificial rod that fights corrosion
- T&P valve — releases pressure if it builds too high
- Hot outlet — draws the hottest water from the top

Codes & Permits for Water Heater Repair in Old Orchard Beach
In Old Orchard Beach, plumbing permits come from the Local Plumbing Inspector at the Old Orchard Beach Code Enforcement Department (1 Portland Avenue, Old Orchard Beach, ME 04064, (207) 937-5645). With 9,244 residents, Old Orchard Beach is required to enforce the Maine Uniform Building and Energy Code (MUBEC). The town's permitting process still references individual septic permits (HHE-200) alongside its municipal sewer system, indicating some properties are not on town sewer.

- Maine's adopted plumbing code (2021 Uniform Plumbing Code) requires every water heater's potable-water connections and temperature/pressure relief valve to meet UPC installation requirements, including a proper gravity discharge line. up.codes
- Replacing or installing a water heater is plumbing work that falls under the town's Local Plumbing Inspector permitting and inspection process. mainelegislature.org

How Aces Highlands Handles Water Heater Repair in Old Orchard Beach
- Most Old Orchard Beach homes are on Maine Water Company (Biddeford & Saco Division) water from Saco River (surface water) — the sole source for the Biddeford & Saco system, which also serves Old Orchard Beach; interconnects with the Kennebunk, Kennebunkport & Wells Water District at Biddeford Pool.; on a private well, we check the pressure tank and water quality alongside the water heater repair.
- Unitil (Northern Utilities) reaches parts of Old Orchard Beach, so a gas water heater is an option on those streets; propane, electric and heat-pump models work anywhere in town.
- We permit the replacement at the Old Orchard Beach Code Enforcement Department, route the T&P relief valve to a code-compliant discharge, and handle gas hookups under our Fuel Board license.

We have called Samuel for our electrical needs over the last few years and have always been impressed with professional and courteous attitude — installing extra outlets, installing new lights and ceiling fans, our whole house generator, charger for the electric car, even the hot tub!!! His price was fair, and never disappointed when work was completed.

I can not recommend Sam and his team enough!! In a world of slow response times and cut corners they went above and beyond in every area, installing a new electrical panel for me. Their attention to detail and love of their craft truly sets them apart from the rest!
Water Heater Repair FAQs
Why do I suddenly have no hot water?
On electric units it is most often a tripped breaker, failed heating element, or the high-limit switch; on gas units, a pilot or ignition problem or a failed thermocouple; on tankless units, an error code from scale buildup or a flow sensor. Most of these are quick, affordable repairs.
My water heater is leaking — can it be fixed?
It depends where the water is coming from. Leaks at valves, fittings, or element gaskets are usually repairable. Water seeping from the tank body itself means the inner tank has corroded through, and replacement is the only fix. We will show you exactly which one you have.
Why does my pilot light keep going out?
The most common cause is a worn thermocouple — the safety sensor that holds the gas valve open — which is an inexpensive replacement. Draft problems, a dirty pilot orifice, or a failing gas control valve can also be responsible. It is a fast diagnosis for our technicians.
Why is my hot water rusty or smelly?
Rusty hot water usually means the anode rod is spent and the tank has begun corroding inside; a rotten-egg smell is typically bacteria reacting with the anode rod. An anode replacement and flush often solves it — but rust from an older tank can signal it is nearing the end.
Do you service tankless water heaters too?
Yes — we diagnose error codes, descale heat exchangers, replace flow sensors and igniters, and service all major tankless brands, whether or not we installed the unit.
