Need water heater repair in Wells? Aces Highlands runs out of 508 Riverside St Unit 1 in Portland and covers York County routinely, which means a technician who already understands the area's homes and permit process shows up, not a stranger learning it on the job.

No hot water is never convenient. Aces Highlands diagnoses and repairs water heater issues quickly and accurately — getting your hot water back on as fast as possible.

Common water heater problems include no hot water, inconsistent temperatures, strange noises, leaking, pilot light issues, and error codes on tankless units. Our technicians can quickly identify the problem and recommend the most cost-effective solution. If your water heater is leaking, our leak repair specialists can address any water damage at the same time.

We repair both tank and tankless water heaters from all major manufacturers. Common repairs include thermocouple replacement, heating element replacement, thermostat repair, anode rod replacement, and descaling for tankless units.

If your water heater is leaking from the tank or the cost of repair exceeds half the price of replacement, we will be honest about recommending a new unit — whether that is a traditional tank or a tankless system. We help you weigh the options without pressure.

Why Wells Calls Aces Highlands

  • York County is our backyard, and Wells is on that route every week
  • Pricing you see up front and a diagnosis you can trust — never a sales pitch
  • Most requests land a visit within days, not the following month
  • Fully licensed, fully insured, with a track record of Google reviews from real jobs

Wells Homes and What They Need

Wells has one of the newest housing stocks among the York County coastal towns Aces serves, with a median build year of 1989 and only about 8 percent of homes predating 1940. That postwar-and-later coastal development boom means most of the systems we work on here are second- or third-generation, not original construction. Heat pump repair on those newer systems is a common call.

Water Supply and Drains in Wells

Public water in Wells comes from the Kennebunk, Kennebunkport & Wells Water District, which serves about 25 miles of York County coastline, while sewer service is handled separately by the Wells Sanitary District at its own treatment facility. Because water and sewer run through two different utilities here, a sewer line repair sometimes means confirming which district's line is actually involved.

Getting to Know Wells

Wells was founded in 1643 and incorporated on July 5, 1653, making it the third town incorporated in Maine. The town is drained by the Webhannet River and is home to both the Wells National Estuarine Research Reserve at Laudholm Farm and the Rachel Carson National Wildlife Refuge.

Of the town's 73.6 square miles, more than 16 are water, reflecting Wells' extensive beach and marsh frontage across four distinct beach neighborhoods: Wells Beach, Moody Beach, Drakes Island Beach, and East Shore Beach.

Local & Independent — Not a Franchise

Aces Highlands answers to Wells homeowners directly, not a franchise office somewhere else in the country. Our techs are paid to do the job right, not to upsell — no commission structure pushes them toward extra work. Earning the next call, not hitting a sales target, is the entire business plan.

How a Tank Water Heater Works

  1. Cold inlet — the dip tube carries it to the tank bottom
  2. Burner — heats water at the bottom of the tank
  3. Anode rod — sacrificial rod that fights corrosion
  4. T&P valve — releases pressure if it builds too high
  5. Hot outlet — draws the hottest water from the top

Codes & Permits for Water Heater Repair in Wells

In Wells, plumbing permits come from the Local Plumbing Inspector at the Wells Code Enforcement Office (208 Sanford Road, Wells, ME 04090, 207-646-5187). With 11,713 residents, Wells is required to enforce the Maine Uniform Building and Energy Code (MUBEC). A separate water utility (KKW) and sanitary/sewer district (Wells Sanitary District) serve the town rather than one combined utility.

  • Replacing or installing a water heater is plumbing work that falls under the town's Local Plumbing Inspector permitting and inspection process. mainelegislature.org
  • Maine's 2021 energy code (IECC, part of MUBEC) requires insulation with an R-value of at least R-3 on 3/4-inch and larger hot-water piping inside conditioned space, and on recirculation piping, piping outside conditioned space, and buried piping. maine.gov
  • A propane or natural gas-fired water heater installation or connection requires a Maine Fuel Board Propane and Natural Gas Technician license. mainelegislature.org
  • Every Maine municipality must annually appoint at least one Local Plumbing Inspector (LPI), who does not have to live in that town, to issue plumbing permits and enforce the state's plumbing rules and Subsurface Wastewater Disposal (septic) rules locally. mainelegislature.org

How Aces Highlands Handles Water Heater Repair in Wells

  • Kennebunk, Kennebunkport & Wells Water District (KKW) covers most of Wells — homes still on a private well get the well and pressure tank looked at as part of the same visit.
  • Unitil (Northern Utilities) reaches parts of Wells, so a gas water heater is an option on those streets; propane, electric and heat-pump models work anywhere in town.
  • We permit the replacement at the Wells Code Enforcement Office, route the T&P relief valve to a code-compliant discharge, and handle gas hookups under our Fuel Board license.

Water Heater Repair FAQs

Why do I suddenly have no hot water?

On electric units it is most often a tripped breaker, failed heating element, or the high-limit switch; on gas units, a pilot or ignition problem or a failed thermocouple; on tankless units, an error code from scale buildup or a flow sensor. Most of these are quick, affordable repairs.

My water heater is leaking — can it be fixed?

It depends where the water is coming from. Leaks at valves, fittings, or element gaskets are usually repairable. Water seeping from the tank body itself means the inner tank has corroded through, and replacement is the only fix. We will show you exactly which one you have.

Why does my pilot light keep going out?

The most common cause is a worn thermocouple — the safety sensor that holds the gas valve open — which is an inexpensive replacement. Draft problems, a dirty pilot orifice, or a failing gas control valve can also be responsible. It is a fast diagnosis for our technicians.

Why is my hot water rusty or smelly?

Rusty hot water usually means the anode rod is spent and the tank has begun corroding inside; a rotten-egg smell is typically bacteria reacting with the anode rod. An anode replacement and flush often solves it — but rust from an older tank can signal it is nearing the end.

Do you service tankless water heaters too?

Yes — we diagnose error codes, descale heat exchangers, replace flow sensors and igniters, and service all major tankless brands, whether or not we installed the unit.
