Aces Highlands handles lighting installation for homeowners throughout Portland. We work out of 508 Riverside St Unit 1 in Portland, a short drive into Cumberland County, so response times stay quick and every job benefits from knowing the local housing stock and code requirements.

Good lighting transforms a home. Aces Highlands installs indoor and outdoor lighting fixtures, recessed lighting, ceiling fans, and landscape lighting -- wired properly and looking great.

We install recessed lighting, pendant fixtures, chandeliers, under-cabinet lighting, and vanity lighting for kitchens, bathrooms, living rooms, and bedrooms. Every fixture is properly supported, wired, and switched. Pair new lighting with dimmer switches for complete control over your room ambiance.

Outdoor lighting improves safety, security, and curb appeal. We install porch lights, motion-sensor fixtures, landscape lighting, and pathway lights with weatherproof connections and proper circuit protection.

Ceiling fan installation requires proper electrical box support and wiring. If your home has older wiring that cannot support new fixtures, our rewiring services can bring your electrical system up to date. We install fans with or without lighting kits, wire them to separate switches for independent fan and light control, and make sure everything runs quietly and safely.

Portland Homes and What They Need

Census estimates for 2020 to 2024 put the median Portland home at 1946, and about 46 percent of the city's housing units were built before 1940. Only about a third of homes are single detached houses; roughly a third of units sit in buildings with five or more apartments, and a little over half of households rent. That mix covers peninsula walk-ups on Munjoy Hill and in the West End, larger single-family streets off the peninsula, a thin layer of postwar ranches and capes, and newer condominium buildings. In buildings this old it is common to find cast-iron or galvanized piping, hot-water or steam radiators, and original circuits that were never sized for modern kitchens or heat pumps. Work on rewiring an older Portland building usually starts with finding out what is behind the plaster.

Power, Storms and Wiring in Portland

Central Maine Power delivers electricity in Portland, and the city was part of the hardest-hit county in the December 18, 2023 windstorm, when Cumberland County had more than 70,000 customers dark at one point in the afternoon. Older residential streets carry overhead lines under mature trees, which is where wind damage tends to start. Commuting looks different here than in the suburbs: census figures show only about 54 percent of workers drive alone, about a quarter work from home and a few percent take transit. With a majority of households renting and many relying on shared driveways or on-street parking, home EV charging is often a question for building owners, and it usually meets an electrical service that dates from before anyone planned for it. Adding a Level 2 charger at a Portland home often begins with a load calculation on the existing panel.

Getting to Know Portland

Portland has burned to the ground four times — most famously in the Great Fire of July 4, 1866, which destroyed some 1,800 buildings and left around 10,000 people homeless, the largest urban fire in American history up to that point. The city's phoenix seal and motto "Resurgam" — "I shall rise again" — capture how Portland rebuilt itself, largely in brick, giving the Old Port the Victorian streetscape it is known for today.

That rebuilding history is exactly why so much of Portland's housing stock dates to the late 1800s — and why heating, plumbing, and electrical work here often means retrofitting modern equipment into brick and timber-frame buildings never designed for it. That is the kind of work our Portland-based team does every week.

Local & Independent — Not a Franchise

We are an independent, Portland-based company, not a franchise chain routing your Portland job to a call center. Technicians are not on commission, so the recommendation you get is the one your house actually needs. We do the work you called us for, do it right, and earn the next call. That is the whole business model.

Planning a Lighting Upgrade: Recessed, Outdoor & Smart

Lighting is the electrical job most homeowners do purely for how the house feels, not because something broke — which means it's worth getting a few technical details right the first time instead of living with a compromise.

Codes & Permits for Lighting Installation in Portland

Electrical work in Portland is licensed and permitted under Maine's Electricians' Examining Board, which adopted the 2026 National Electrical Code effective July 1, 2026. Portland's Permitting and Inspections Department (389 Congress St, Room 315) issues and inspects electrical permits as part of its general permitting scope, and Maine's electrician licensing law (32 M.R.S. ch. 17) requires the city to have a designated Local Electrical Inspector (LEI) for this; the department's electrical-permit sub-page confirming an individually named LEI could not be independently loaded in this pass (the site returned a certificate error / heavy client-side rendering to automated fetch tools), so treat the specific inspector name as unconfirmed. Nearly half of Portland's housing (47.0% per ACS 2020–2024 via Census Reporter) was built in 1939 or earlier, with a median construction year of 1945 — aging plumbing/heating systems are common citywide.

  • Replacing existing lighting fixtures is 'minor repair work' exempt from the state electrical permit; installing a new lighting circuit is not minor repair and needs a permit. maine.gov
  • Maine's adopted GFCI amendment to NEC 210.8(F) carries forward the NEC's own Exception No. 1: 'GFCI protection shall not be required on lighting outlets other than those covered in 210.8(C).' maine.gov
  • Central Maine Power (CMP), a subsidiary of Avangrid, describes itself as serving 'approximately 670,520 electricity customers in an 11,000 square-mile service area in central and southern Maine' — the region that contains the entire Augusta-to-York corridor. Consistent with this, South Portland's own permitting page requires a CMP account/work-order number on any electrical permit tied to a service change, and Buxton's electrical permit application has a dedicated field for the applicant's CMP account number. cmpco.com

How Aces Highlands Handles Lighting Installation in Portland

  • Swapping an existing fixture is exempt minor repair work under state law; wiring in a brand-new lighting circuit is not, and that part gets permitted.
  • Outdoor and wet-location fixtures still get GFCI-protected circuits where the code calls for it — the fixture itself is the one thing Maine's GFCI rule doesn't separately require.

We have called Samuel for our electrical needs over the last few years and have always been impressed with professional and courteous attitude — installing extra outlets, installing new lights and ceiling fans, our whole house generator, charger for the electric car, even the hot tub!!! His price was fair, and never disappointed when work was completed.

I've had an excellent experience working with them for both electrical and HVAC work as I remodel my 1785 home. I highly recommend them.

I can not recommend Sam and his team enough!! In a world of slow response times and cut corners they went above and beyond in every area, installing a new electrical panel for me. Their attention to detail and love of their craft truly sets them apart from the rest!

Where to begin? These guys hooked up a sauna for me and did an amazing job, it was not a small job. Projects big or small, these guys are my go to. Responsive, reasonably priced, and professional. In a world where it is tough to get good service, I'm thrilled to have these guys in my phone.

This team was called in by my property management company for where I rent. Elijah and his team were professional, clear speaking. Good communicators gave me the real deal. Didn't give any runaround. I trust them and want to use them for my own projects.

Lighting Installation FAQs

Can a ceiling fan go where my light fixture is now?

Only if the electrical box is fan-rated. Standard light boxes cannot carry a spinning 40-pound fan safely. We check the existing box and, if needed, install a fan-rated brace box — a routine part of nearly every ceiling fan installation in an older home.

How much does recessed lighting cost to install?

Nationally, recessed LED fixtures typically run $150-$300 per light installed in an existing ceiling, with the price varying by attic access and wiring runs. Multi-light projects cost less per fixture. We quote your full layout in writing before we cut anything.

Are LED fixtures worth it over older lighting?

Yes, and at this point they are the default. LEDs use about 75% less energy than incandescent, last 15-25 times longer, and run cool. For recessed lighting, modern wafer LEDs also install in shallow ceilings where old cans never could.

Why do my new LED lights flicker on the dimmer?

Almost always an incompatible dimmer — older incandescent-style dimmers do not play well with LED drivers. Swapping in an LED-compatible dimmer solves it. We match dimmers to your specific bulbs and fixtures as part of every lighting installation.

Do you install fixtures I purchased myself?

Gladly. Bring us the chandelier, pendants, or fan of your choice and we will install it properly — supported, wired, and switched. No markup requirement, no pressure to buy through us. We just want the install done right.
