Wiring & Rewiring for Waterboro Homeowners

When Waterboro homeowners need wiring & rewiring, Aces Highlands is the local team to call. We are based at 508 Riverside St Unit 1 in Portland — a short drive from Waterboro in York County — so we respond quickly and know the homes, the weather, and the codes in your area.
Whether you need a single new circuit or a complete rewire of an older home, Aces Highlands handles residential wiring with precision and code compliance.
Older homes in the Portland area may still have knob-and-tube or aluminum wiring that presents safety risks and insurance issues. We replace outdated wiring with modern copper wiring, properly routed and protected in every wall and ceiling cavity. A rewire often pairs with a panel upgrade for a fully modernized electrical system.
For renovations and additions, we run new circuits, install junction boxes, and ensure proper wire sizing for the intended load. We also handle plumbing and HVAC work for remodel projects, keeping everything under one roof.
Every wiring job includes proper circuit labeling, secure connections, and thorough testing. We pull permits when required and schedule inspections to ensure full code compliance.

Waterboro Homes and What They Need
Waterboro's housing stock is young for York County, with a median build year of 1983 and only about 6 percent of homes predating 1940. The mix runs from older lake cottages around Little Ossipee Lake and Lake Arrowhead to newer year-round homes built as the town's population nearly tripled between 1970 and 1990. Heat pump installation on a converted lake cottage is one of our more common calls here.
Power, Storms and Wiring in Waterboro
Central Maine Power serves Waterboro. With so many homes on private wells around the lakes, a standby generator keeps the well pump running as well as the lights on during an outage.

Getting to Know Waterboro
Waterboro incorporated on March 6, 1787, as 'Waterborough,' shortening to its current name in 1895. Little Ossipee Lake, at 564 acres, is the town's largest body of water, and Waterboro also shares a border with Lake Arrowhead -- the community whose development drove the town's population from about 1,208 in 1970 to nearly 8,000 by 2020.
That growth wasn't always smooth: the 'Great Fires of 1947' burned through roughly three-quarters of the town's land area and destroyed about 90 percent of its lakeside cottages. Today Waterboro also protects the 2,140-acre Waterboro Barrens, a preserved pitch pine barren that's one of the more unusual landscapes in York County.
Local & Independent — Not a Franchise
We are an independent, Portland-based company, not a franchise chain routing your Waterboro job to a call center. Nobody on our crew works on commission, so there is no incentive to sell you more than the job needs. Earning the next call, not hitting a sales target, is the entire business plan.
How Your Electrical Panel Works
- Meter — measures the power the utility delivers
- Main breaker — the single shutoff for the whole panel
- Branch breakers — one per circuit, trip on overload or a fault
- Neutral / ground bus — the common return and safety path
- Panel capacity — how much headroom is left for new circuits

Old Wiring, Explained: Knob-and-Tube and Aluminum Branch Circuits
Southern Maine has a lot of housing stock old enough to have gone through several wiring eras, and two of them come up constantly on inspection reports: knob-and-tube and aluminum branch-circuit wiring. Neither one means your house is unsafe today, but both mean something specific, and homeowners deserve the real explanation instead of a scare pitch.

Codes & Permits for Wiring & Rewiring in Waterboro
Electrical work in Waterboro is licensed and permitted under Maine's Electricians' Examining Board, which adopted the 2026 National Electrical Code effective July 1, 2026. No municipal electrical inspector is named on the town's code enforcement page (it lists the 2014 NFPA Electrical Code among adopted codes but does not describe local inspection); electrical permits are presumed to run through the State of Maine Electrical Inspection Program (Office of Professional & Occupational Regulation / Electricians' Examining Board). Little Ossipee Lake (564 acres) and Lake Arrowhead frontage fall under Maine shoreland zoning, restricting setbacks for work near the water.
- CPSC Publication 516 ('Repairing Aluminum Wiring') states that homes built before 1965 are unlikely to have aluminum branch-circuit wiring, while homes built between 1965 and the mid-1970s may have it; a Franklin Research Institute survey found that homes with this pre-1972 aluminum wiring are 55 times more likely to have a connection reach 'Fire Hazard Conditions' at a receptacle, switch, or other connection point than a home wired with copper. The underlying hazard is heat building up at the aluminum-to-device connection, not the aluminum wire itself failing. cpsc.gov
- CPSC recognizes three permanent repair methods for aluminum branch-circuit wiring: (1) complete rewiring with copper, (2) the COPALUM crimp connection system, and (3) an approved 'alternative repair method' using a listed connector such as an AlumiConn connector to pigtail a short length of copper wire onto the existing aluminum conductor. CPSC does not list simply swapping in CO/ALR-rated devices as one of its three approved permanent repairs, and does not endorse do-it-yourself repair. cpsc.gov
- Any work extending, altering, or replacing existing wiring — including older knob-and-tube or aluminum branch-circuit wiring found in Maine's older housing stock — must be performed by a Maine-licensed electrician and brought up to the currently adopted 2026 NEC for the portion of the system being worked on. maine.gov
- State law: 'No electrical equipment may be installed or altered unless the person making the installation first obtains a permit from the Electricians' Examining Board, or towns/cities that have their own electrical inspector.' Exceptions to the state permit include: single-family dwellings (certification is needed on single-family dwellings, or a licensed Master electrician may verify the work); utility-company work on its own equipment; and 'minor repair work, including the replacement of lamps, fuses, lighting fixtures, switches and sockets, the installation and repair of outlets, radio and other low voltage equipment and the repair of entrance service equipment.' maine.gov
How Aces Highlands Handles Wiring & Rewiring in Waterboro
- With 6% of housing in Waterboro built before 1940, we regularly find knob-and-tube or aluminum wiring on a rewiring job; the section we touch gets rebuilt to today's code, full stop.
- Swapping a switch or outlet for an identical one is exempt "minor repair work" under Maine law; extending or adding circuits is not, and gets its own permit before we start.
- Every circuit we touch gets tested and labeled, and any new run is built to the 2026 NEC — the edition Maine requires for work starting July 1, 2026 on.

We have called Samuel for our electrical needs over the last few years and have always been impressed with professional and courteous attitude — installing extra outlets, installing new lights and ceiling fans, our whole house generator, charger for the electric car, even the hot tub!!! His price was fair, and never disappointed when work was completed.

I can not recommend Sam and his team enough!! In a world of slow response times and cut corners they went above and beyond in every area, installing a new electrical panel for me. Their attention to detail and love of their craft truly sets them apart from the rest!

Where to begin? These guys hooked up a sauna for me and did an amazing job, it was not a small job. Projects big or small, these guys are my go to. Responsive, reasonably priced, and professional. In a world where it is tough to get good service, I'm thrilled to have these guys in my phone.

This team was called in by my property management company for where I rent. Elijah and his team were professional, clear speaking. Good communicators gave me the real deal. Didn't give any runaround. I trust them and want to use them for my own projects.
Wiring & Rewiring FAQs
Will my insurance company cover a home with knob-and-tube wiring?
Increasingly, no. Many insurers in Maine decline coverage or charge steep premiums for homes with active knob-and-tube, and some require replacement before closing on a sale. Rewiring resolves the insurance problem and removes a genuine fire risk at the same time.
How much does it cost to rewire a house?
Nationally, whole-home rewiring typically runs $4-$10+ per square foot depending on access, home age, and finish level — a partial rewire of only the original circuits costs far less. After walking your home, we quote a firm written price so there are no surprises.
Do you have to open up all my walls to rewire?
No. We fish new wiring through existing cavities from basements, attics, and small access openings. Some targeted drywall openings are usually necessary, but they are modest and easy to patch — nothing like the gut job people imagine.
How long does a whole-home rewire take?
Most single-family rewires take several days to a week depending on size and access. We stage the work so you keep power in the rooms you are living in, and we walk you through the schedule before we start.
Can I just add GFCI outlets instead of rewiring?
Sometimes. GFCI protection can add shock protection to ungrounded circuits and is a legitimate, code-recognized improvement. But it does not fix deteriorated insulation or overloaded conductors. We will tell you honestly which situation you have — protection upgrade or genuine rewire.
