Codes & Permits for Wiring & Rewiring in Wells

Wells has about 7 miles of Atlantic coastline (Wells Beach, Moody Beach, Drakes Island Beach) and maintains an active Shoreland Overlay Zone plus FEMA Flood Insurance Rate Maps relevant to construction, plumbing and electrical work near the shore.
- CPSC Publication 516 ('Repairing Aluminum Wiring') states that homes built before 1965 are unlikely to have aluminum branch-circuit wiring, while homes built between 1965 and the mid-1970s may have it; a Franklin Research Institute survey found that homes with this pre-1972 aluminum wiring are 55 times more likely to have a connection reach 'Fire Hazard Conditions' at a receptacle, switch, or other connection point than a home wired with copper. The underlying hazard is heat building up at the aluminum-to-device connection, not the aluminum wire itself failing. cpsc.gov
- CPSC recognizes three permanent repair methods for aluminum branch-circuit wiring: (1) complete rewiring with copper, (2) the COPALUM crimp connection system, and (3) an approved 'alternative repair method' using a listed connector such as an AlumiConn connector to pigtail a short length of copper wire onto the existing aluminum conductor. CPSC does not list simply swapping in CO/ALR-rated devices as one of its three approved permanent repairs, and does not endorse do-it-yourself repair. cpsc.gov
- Any work extending, altering, or replacing existing wiring — including older knob-and-tube or aluminum branch-circuit wiring found in Maine's older housing stock — must be performed by a Maine-licensed electrician and brought up to the currently adopted 2026 NEC for the portion of the system being worked on. maine.gov
- Maine's Electricians' Examining Board has adopted the 2026 edition of the National Electrical Code (NFPA 70), effective for all electrical installations commencing on or after July 1, 2026, subject to Maine's own amendments and exclusions set out in Chapter 120 (Electrical Installation Standards). Will my insurance company cover a home with knob-and-tube wiring?
Increasingly, no. Many insurers in Maine decline coverage or charge steep premiums for homes with active knob-and-tube, and some require replacement before closing on a sale. Rewiring resolves the insurance problem and removes a genuine fire risk at the same time.
How much does it cost to rewire a house?
Nationally, whole-home rewiring typically runs $4-$10+ per square foot depending on access, home age, and finish level — a partial rewire of only the original circuits costs far less. After walking your home, we quote a firm written price so there are no surprises.
Do you have to open up all my walls to rewire?
