Wiring & Rewiring for Windham Homeowners

Windham sits in Cumberland County, part of the territory Aces Highlands covers out of 508 Riverside St Unit 1 in Portland every week — so a call for wiring & rewiring gets a technician who already knows the local housing and codes, not a first-timer.
Whether you need a single new circuit or a complete rewire of an older home, Aces Highlands handles residential wiring with precision and code compliance.
Older homes in the Portland area may still have knob-and-tube or aluminum wiring that presents safety risks and insurance issues. We replace outdated wiring with modern copper wiring, properly routed and protected in every wall and ceiling cavity. A rewire often pairs with a panel upgrade for a fully modernized electrical system.
For renovations and additions, we run new circuits, install junction boxes, and ensure proper wire sizing for the intended load. We also handle plumbing and HVAC work for remodel projects, keeping everything under one roof.
Every wiring job includes proper circuit labeling, secure connections, and thorough testing. We pull permits when required and schedule inspections to ensure full code compliance.
Why Windham Calls Aces Highlands
- Based just outside Windham and out on Cumberland County calls every day
- No scare tactics — just an accurate diagnosis and a price that holds
- A short wait for a truck, not a long one — most jobs move fast
- Licensed, insured, and background-checked, with a track record of Google reviews from real jobs
Windham Homes and What They Need
Windham is the largest town of these five, with about 19,000 residents, and its housing reflects decades of steady growth. Census estimates put the median home at 1985; about 42 percent of homes predate 1980 and about 12 percent predate 1940, much of it in the old villages of South Windham, Windham Center and Windham Hill, while about 12 percent have been built since 2010. Roughly one in eleven housing units is held for seasonal or occasional use, clustered on the shores of Sebago Lake, Little Sebago Lake and Highland Lake, and the town's own planning documents note that many former camps are now year-round homes reached by old gravel roads. Those conversions are where the problems concentrate: uninsulated crawlspaces, supply lines run for summer use, undersized wiring and heat added room by room. Ductless mini-splits suit converted camps because they need no ductwork.
Power, Storms and Wiring in Windham
Central Maine Power serves Windham, and the town sits squarely in the path of Maine's worst outages. In the January 1998 ice storm Windham was named among the Greater Portland towns that bore the brunt of the damage, and the December 2023 wind and rain storm left more than 56,000 Cumberland County customers in the dark at its peak. Wooded lake roads and long rural lines make restoration slower than in denser towns. Commuting is the other pattern: census estimates show about half of Windham commuters travel 30 minutes or more, much of it along Route 302 toward the Portland area, which is the kind of daily mileage where an electric vehicle charged at home pays off. For houses on wells, an outage also means no water, which is why a standby generator sized for the well pump is common here.

Getting to Know Windham
Windham was settled as New Marblehead — granted in 1734 to families from Marblehead, Massachusetts — and incorporated under its current name in 1762. The town sits beside Sebago Lake, the deepest lake in New England at 316 feet, which supplies drinking water to the Greater Portland region — roughly one in five Mainers.
Windham is one of the fastest-growing corners of the Lakes Region, and its mix of new construction and older lake-area homes keeps our installers busy with everything from full heat pump systems to seasonal camp conversions.
Local & Independent — Not a Franchise
Aces Highlands is a locally owned Portland, Maine company serving Windham — not a national franchise. Our techs are paid to do the job right, not to upsell — no commission structure pushes them toward extra work. We do the work you called us for, do it right, and earn the next call. That is the whole business model.
How Your Electrical Panel Works
- Meter — measures the power the utility delivers
- Main breaker — the single shutoff for the whole panel
- Branch breakers — one per circuit, trip on overload or a fault
- Neutral / ground bus — the common return and safety path
- Panel capacity — how much headroom is left for new circuits

Old Wiring, Explained: Knob-and-Tube and Aluminum Branch Circuits
Southern Maine has a lot of housing stock old enough to have gone through several wiring eras, and two of them come up constantly on inspection reports: knob-and-tube and aluminum branch-circuit wiring. Neither one means your house is unsafe today, but both mean something specific, and homeowners deserve the real explanation instead of a scare pitch.

Codes & Permits for Wiring & Rewiring in Windham
Electrical work in Windham is licensed and permitted under Maine's Electricians' Examining Board, which adopted the 2026 National Electrical Code effective July 1, 2026. The Windham Code Enforcement Department (8 School Road) administers electrical permits directly; its page states the department "administers land use, building, plumbing and electrical codes," confirming it functions as the town's Local Electrical Inspector under 32 M.R.S. ch. 17 (no individual inspector named on the page). Little Sebago Lake extends from western Gray into northern Windham, with public access from Mount Hunger Road — an area with lake-shore camps/seasonal homes (Wikipedia: Little Sebago Lake).
- Rewiring beyond the state's 'minor repair work' exemption (which covers only replacing existing switches, sockets, lamps, fuses, and repairing entrance-service equipment) requires a standard electrical permit. maine.gov
- CPSC Publication 516 ('Repairing Aluminum Wiring') states that homes built before 1965 are unlikely to have aluminum branch-circuit wiring, while homes built between 1965 and the mid-1970s may have it; a Franklin Research Institute survey found that homes with this pre-1972 aluminum wiring are 55 times more likely to have a connection reach 'Fire Hazard Conditions' at a receptacle, switch, or other connection point than a home wired with copper. The underlying hazard is heat building up at the aluminum-to-device connection, not the aluminum wire itself failing. cpsc.gov
- CPSC recognizes three permanent repair methods for aluminum branch-circuit wiring: (1) complete rewiring with copper, (2) the COPALUM crimp connection system, and (3) an approved 'alternative repair method' using a listed connector such as an AlumiConn connector to pigtail a short length of copper wire onto the existing aluminum conductor. CPSC does not list simply swapping in CO/ALR-rated devices as one of its three approved permanent repairs, and does not endorse do-it-yourself repair. cpsc.gov
- State law: 'No electrical equipment may be installed or altered unless the person making the installation first obtains a permit from the Electricians' Examining Board, or towns/cities that have their own electrical inspector.' Exceptions to the state permit include: single-family dwellings (certification is needed on single-family dwellings, or a licensed Master electrician may verify the work); utility-company work on its own equipment; and 'minor repair work, including the replacement of lamps, fuses, lighting fixtures, switches and sockets, the installation and repair of outlets, radio and other low voltage equipment and the repair of entrance service equipment.' maine.gov
How Aces Highlands Handles Wiring & Rewiring in Windham
- 12% of Windham's homes predate 1940, old enough that knob-and-tube or aluminum branch wiring still turns up behind the plaster — both get brought up to current code as we go, not patched around.
- Swapping a switch or outlet for an identical one is exempt "minor repair work" under Maine law; extending or adding circuits is not, and gets its own permit before we start.
- Every circuit we touch gets tested and labeled, and any new run is built to the 2026 NEC — the edition Maine requires for work starting July 1, 2026 on.

I can not recommend Sam and his team enough!! In a world of slow response times and cut corners they went above and beyond in every area, installing a new electrical panel for me. Their attention to detail and love of their craft truly sets them apart from the rest!

We have called Samuel for our electrical needs over the last few years and have always been impressed with professional and courteous attitude — installing extra outlets, installing new lights and ceiling fans, our whole house generator, charger for the electric car, even the hot tub!!! His price was fair, and never disappointed when work was completed.

Where to begin? These guys hooked up a sauna for me and did an amazing job, it was not a small job. Projects big or small, these guys are my go to. Responsive, reasonably priced, and professional. In a world where it is tough to get good service, I'm thrilled to have these guys in my phone.

This team was called in by my property management company for where I rent. Elijah and his team were professional, clear speaking. Good communicators gave me the real deal. Didn't give any runaround. I trust them and want to use them for my own projects.
Wiring & Rewiring FAQs
Will my insurance company cover a home with knob-and-tube wiring?
Increasingly, no. Many insurers in Maine decline coverage or charge steep premiums for homes with active knob-and-tube, and some require replacement before closing on a sale. Rewiring resolves the insurance problem and removes a genuine fire risk at the same time.
How much does it cost to rewire a house?
Nationally, whole-home rewiring typically runs $4-$10+ per square foot depending on access, home age, and finish level — a partial rewire of only the original circuits costs far less. After walking your home, we quote a firm written price so there are no surprises.
Do you have to open up all my walls to rewire?
No. We fish new wiring through existing cavities from basements, attics, and small access openings. Some targeted drywall openings are usually necessary, but they are modest and easy to patch — nothing like the gut job people imagine.
How long does a whole-home rewire take?
Most single-family rewires take several days to a week depending on size and access. We stage the work so you keep power in the rooms you are living in, and we walk you through the schedule before we start.
Can I just add GFCI outlets instead of rewiring?
Sometimes. GFCI protection can add shock protection to ungrounded circuits and is a legitimate, code-recognized improvement. But it does not fix deteriorated insulation or overloaded conductors. We will tell you honestly which situation you have — protection upgrade or genuine rewire.
