Water Heater Repair for Biddeford Homeowners

When Biddeford homeowners need water heater repair, Aces Highlands is the local team to call. We are based at 508 Riverside St Unit 1 in Portland — a short drive from Biddeford in York County — so we respond quickly and know the homes, the weather, and the codes in your area.
No hot water is never convenient. Aces Highlands diagnoses and repairs water heater issues quickly and accurately — getting your hot water back on as fast as possible.
Common water heater problems include no hot water, inconsistent temperatures, strange noises, leaking, pilot light issues, and error codes on tankless units. Our technicians can quickly identify the problem and recommend the most cost-effective solution. If your water heater is leaking, our leak repair specialists can address any water damage at the same time.
We repair both tank and tankless water heaters from all major manufacturers. Common repairs include thermocouple replacement, heating element replacement, thermostat repair, anode rod replacement, and descaling for tankless units.
If your water heater is leaking from the tank or the cost of repair exceeds half the price of replacement, we will be honest about recommending a new unit — whether that is a traditional tank or a tankless system. We help you weigh the options without pressure.
Why Biddeford Calls Aces Highlands
- A York County crew that already knows Biddeford's streets and housing stock
- Pricing you see up front and a diagnosis you can trust — never a sales pitch
- Scheduling that moves quickly, because a home without heat or water cannot wait
- Properly licensed and covered by insurance; Google reviewers back up the work
Biddeford Homes and What They Need
Biddeford's housing stock runs old: the median home was built in 1952, with about 41 percent of units predating 1940, reflecting the mill-era rowhouses and multi-family buildings that went up through the early 20th century. That density and age combination means rewiring a Biddeford multi-family often involves tracing circuits that were added or changed unit by unit over the decades.
Water Supply and Drains in Biddeford
Public water comes from the Maine Water Company's Biddeford-Saco Division, which draws its entire supply from the Saco River. The city runs its own Wastewater Division, treating sewage at facilities on Water Street and at Stone Cliff near Biddeford Pool, backed by a combined-sewer-overflow storage tank and more than 50 miles of sewer lines. On the city's oldest streets, that combined-sewer history is worth knowing before assuming a backup is a simple drain cleaning fix.

Getting to Know Biddeford
Biddeford's roots go back to the winter of 1616-17, when European settlers first arrived at Biddeford Pool -- roughly four years before the Mayflower landed at Plymouth. Once incorporated as Saco in 1653, it reorganized under the Biddeford name in 1718 and was chartered as a city in 1855.
The Saco River drops about 40 feet over falls in Biddeford, power that once ran one of New England's largest textile mill complexes, employing as many as 12,000 people before the last mill finally closed in 2009. The city covers about 59 square miles, nearly half of it water, with roughly 15 miles of river and Atlantic frontage at Biddeford Pool and Fortunes Rocks.
Local & Independent — Not a Franchise
Aces Highlands answers to Biddeford homeowners directly, not a franchise office somewhere else in the country. Our technicians are not commissioned salespeople and nobody here is required to upsell you anything. Getting invited back is the only metric that matters here.
How a Tank Water Heater Works
- Cold inlet — the dip tube carries it to the tank bottom
- Burner — heats water at the bottom of the tank
- Anode rod — sacrificial rod that fights corrosion
- T&P valve — releases pressure if it builds too high
- Hot outlet — draws the hottest water from the top

In Biddeford, plumbing permits come from the Local Plumbing Inspector at the Biddeford Code Enforcement Office (205 Main Street (enter near the City Theater), Biddeford, ME 04005, (207) 284-9236). The Biddeford–Saco Mills Historic District covers the former textile mill complex along the Saco River in downtown Biddeford, where exterior alterations can face added review.
- Replacing or installing a water heater is plumbing work that falls under the town's Local Plumbing Inspector permitting and inspection process. mainelegislature.org
- Maine's 2021 energy code (IECC, part of MUBEC) requires insulation with an R-value of at least R-3 on 3/4-inch and larger hot-water piping inside conditioned space, and on recirculation piping, piping outside conditioned space, and buried piping. maine.gov

How Aces Highlands Handles Water Heater Repair in Biddeford
- Maine Water Company – Biddeford & Saco Division covers most of Biddeford (Saco River (the sole surface-water source for the shared Biddeford–Saco water system)) — homes still on a private well get the well and pressure tank looked at as part of the same visit.
- Unitil (Northern Utilities) reaches parts of Biddeford, so a gas water heater is an option on those streets; propane, electric and heat-pump models work anywhere in town.
- We permit the replacement at the Biddeford Code Enforcement Office, route the T&P relief valve to a code-compliant discharge, and handle gas hookups under our Fuel Board license.

Water Heater Repair FAQs
Why do I suddenly have no hot water?
On electric units it is most often a tripped breaker, failed heating element, or the high-limit switch; on gas units, a pilot or ignition problem or a failed thermocouple; on tankless units, an error code from scale buildup or a flow sensor. Most of these are quick, affordable repairs.
My water heater is leaking — can it be fixed?
It depends where the water is coming from. Leaks at valves, fittings, or element gaskets are usually repairable. Water seeping from the tank body itself means the inner tank has corroded through, and replacement is the only fix. We will show you exactly which one you have.
Why does my pilot light keep going out?
The most common cause is a worn thermocouple — the safety sensor that holds the gas valve open — which is an inexpensive replacement. Draft problems, a dirty pilot orifice, or a failing gas control valve can also be responsible. It is a fast diagnosis for our technicians.
Why is my hot water rusty or smelly?
Rusty hot water usually means the anode rod is spent and the tank has begun corroding inside; a rotten-egg smell is typically bacteria reacting with the anode rod. An anode replacement and flush often solves it — but rust from an older tank can signal it is nearing the end.
Do you service tankless water heaters too?
Yes — we diagnose error codes, descale heat exchangers, replace flow sensors and igniters, and service all major tankless brands, whether or not we installed the unit.
