Water Heater Repair for Gorham Homeowners

When Gorham homeowners need water heater repair, Aces Highlands is the local team to call. We are based at 508 Riverside St Unit 1 in Portland — a short drive from Gorham in Cumberland County — so we respond quickly and know the homes, the weather, and the codes in your area.
No hot water is never convenient. Aces Highlands diagnoses and repairs water heater issues quickly and accurately — getting your hot water back on as fast as possible.
Common water heater problems include no hot water, inconsistent temperatures, strange noises, leaking, pilot light issues, and error codes on tankless units. Our technicians can quickly identify the problem and recommend the most cost-effective solution. If your water heater is leaking, our leak repair specialists can address any water damage at the same time.
We repair both tank and tankless water heaters from all major manufacturers. Common repairs include thermocouple replacement, heating element replacement, thermostat repair, anode rod replacement, and descaling for tankless units.
If your water heater is leaking from the tank or the cost of repair exceeds half the price of replacement, we will be honest about recommending a new unit — whether that is a traditional tank or a tankless system. We help you weigh the options without pressure.

Gorham Homes and What They Need
Gorham covers about 51 square miles west of Westbrook and is still largely rural, and its housing has grown in waves. Census estimates put the median home at 1988: about 14 percent of units were built before 1940, largely in Gorham Village and the old farm roads, while roughly a third were built since 2000 as the town became a Portland bedroom community. About 80 percent of homes are single detached houses and about 81 percent are owner-occupied, and about 5 percent are mobile homes. Newer subdivisions are spread well beyond the village, out toward Little Falls, White Rock and North Gorham. Old farmhouses can have stone foundations, add-on wiring and no ductwork, while newer colonials usually have forced air, which is why replacing an old farmhouse boiler and a subdivision furnace swap are very different jobs.
Water Supply and Drains in Gorham
Water and sewer in Gorham depend on where the house sits. The Portland Water District provides public water to parts of town and handles day-to-day operation of the town's sewer system, which covers Gorham Village and Little Falls and sends flow to the regional treatment plant in Westbrook. Beyond those areas most homes rely on private wells and septic systems, and the town's rules require a private disposal system where sewer is not available. Maine CDC estimates about one in ten private wells statewide exceed the arsenic guideline and recommends a full test every three to five years, including uranium and radon. Rural wells also mean a pump, pressure tank and often treatment equipment in the basement. Hard or iron-bearing water shortens the life of plumbing and appliances, so a water heater choice should follow the well test, not come before it.

Getting to Know Gorham
Gorham began as "Narragansett No. 7" — one of seven townships Massachusetts granted in 1728 to veterans of the Narragansett War and their heirs — and was incorporated under its current name in 1764. On the Gorham–Windham line, Babb's Bridge spans the Presumpscot River as Maine's oldest covered bridge, originally built in 1840 and faithfully rebuilt with locally milled lumber after a 1973 fire.
Gorham today mixes centuries-old farmhouses with newer subdivisions around the village and the USM campus — two very different kinds of heating and electrical work, and we are comfortable in both.
Local & Independent — Not a Franchise
Aces Highlands answers to Gorham homeowners directly, not a franchise office somewhere else in the country. Every technician is paid to solve the problem in front of them, not to hit an upsell quota. We show up, fix the actual problem, and let the work speak for itself.
How a Tank Water Heater Works
- Cold inlet — the dip tube carries it to the tank bottom
- Burner — heats water at the bottom of the tank
- Anode rod — sacrificial rod that fights corrosion
- T&P valve — releases pressure if it builds too high
- Hot outlet — draws the hottest water from the top

Codes & Permits for Water Heater Repair in Gorham
In Gorham, plumbing permits come from the town's Local Plumbing Inspector. With 18,336 residents, Gorham is required to enforce the Maine Uniform Building and Energy Code (MUBEC). The town has historic buildings such as the Gorham Academy Building (1806) and the Hugh McLellan House (1773), which can carry historic-district considerations for permitting.
- Maine's 2021 energy code (IECC, part of MUBEC) requires insulation with an R-value of at least R-3 on 3/4-inch and larger hot-water piping inside conditioned space, and on recirculation piping, piping outside conditioned space, and buried piping. maine.gov
- A propane or natural gas-fired water heater installation or connection requires a Maine Fuel Board Propane and Natural Gas Technician license. mainelegislature.org
- Maine's adopted plumbing code (2021 Uniform Plumbing Code) requires every water heater's potable-water connections and temperature/pressure relief valve to meet UPC installation requirements, including a proper gravity discharge line. up.codes
- Every Maine municipality must annually appoint at least one Local Plumbing Inspector (LPI), who does not have to live in that town, to issue plumbing permits and enforce the state's plumbing rules and Subsurface Wastewater Disposal (septic) rules locally. mainelegislature.org
How Aces Highlands Handles Water Heater Repair in Gorham
- Most Gorham homes are on Portland Water District water from Sebago Lake; on a private well, we check the pressure tank and water quality alongside the water heater repair.
- Where Maine Natural Gas Corporation has a main nearby, gas is usually the lowest-cost water heater repair option in Gorham; off the main, propane, electric and heat-pump units all work.
- We permit the replacement through the Local Plumbing Inspector, route the T&P relief valve to a code-compliant discharge, and handle gas hookups under our Fuel Board license.

He was very friendly. He gave me an honest explanation on why I shouldn't recharge my A/C unit and what he suggested made much more sense. He really took care of everything. He is very professional, always called me with updates. 5 stars is not enough — I give this company 10 stars.

We have called Samuel for our electrical needs over the last few years and have always been impressed with professional and courteous attitude — installing extra outlets, installing new lights and ceiling fans, our whole house generator, charger for the electric car, even the hot tub!!! His price was fair, and never disappointed when work was completed.

I've had an excellent experience working with them for both electrical and HVAC work as I remodel my 1785 home. I highly recommend them.
Water Heater Repair FAQs
Why do I suddenly have no hot water?
On electric units it is most often a tripped breaker, failed heating element, or the high-limit switch; on gas units, a pilot or ignition problem or a failed thermocouple; on tankless units, an error code from scale buildup or a flow sensor. Most of these are quick, affordable repairs.
My water heater is leaking — can it be fixed?
It depends where the water is coming from. Leaks at valves, fittings, or element gaskets are usually repairable. Water seeping from the tank body itself means the inner tank has corroded through, and replacement is the only fix. We will show you exactly which one you have.
Why does my pilot light keep going out?
The most common cause is a worn thermocouple — the safety sensor that holds the gas valve open — which is an inexpensive replacement. Draft problems, a dirty pilot orifice, or a failing gas control valve can also be responsible. It is a fast diagnosis for our technicians.
Why is my hot water rusty or smelly?
Rusty hot water usually means the anode rod is spent and the tank has begun corroding inside; a rotten-egg smell is typically bacteria reacting with the anode rod. An anode replacement and flush often solves it — but rust from an older tank can signal it is nearing the end.
Do you service tankless water heaters too?
Yes — we diagnose error codes, descale heat exchangers, replace flow sensors and igniters, and service all major tankless brands, whether or not we installed the unit.
