Water Heater Repair for Standish Homeowners

Aces Highlands handles water heater repair for homeowners throughout Standish. We work out of 508 Riverside St Unit 1 in Portland, a short drive into Cumberland County, so response times stay quick and every job benefits from knowing the local housing stock and code requirements.
No hot water is never convenient. Aces Highlands diagnoses and repairs water heater issues quickly and accurately — getting your hot water back on as fast as possible.
Common water heater problems include no hot water, inconsistent temperatures, strange noises, leaking, pilot light issues, and error codes on tankless units. Our technicians can quickly identify the problem and recommend the most cost-effective solution. If your water heater is leaking, our leak repair specialists can address any water damage at the same time.
We repair both tank and tankless water heaters from all major manufacturers. Common repairs include thermocouple replacement, heating element replacement, thermostat repair, anode rod replacement, and descaling for tankless units.
If your water heater is leaking from the tank or the cost of repair exceeds half the price of replacement, we will be honest about recommending a new unit — whether that is a traditional tank or a tankless system. We help you weigh the options without pressure.

Standish Homes and What They Need
Standish, on the southeastern shore of Sebago Lake, is largely rural, and its housing shows it. Census estimates put the median home at 1980, with about half of homes built before 1980 and about 17 percent before 1940, much of the oldest in the villages of Standish Corner, Steep Falls, Sebago Lake Village and Richville. About 7 percent of homes are mobile or manufactured homes, a far higher share than in the towns closer to Portland. Most striking, nearly one in five housing units is held for seasonal or occasional use, largely camps and cottages along the Sebago Lake shore, Standish Neck and Watchic Lake. That mix means a lot of work on homes that were not built for year-round comfort: shallow or exposed plumbing, crawlspaces with no heat, electric baseboard added later, and manufactured homes whose furnaces and ductwork follow their own replacement rules.
Water Supply and Drains in Standish
Standish is where Greater Portland's water starts. The Portland Water District's treatment facility sits on Sebago Lake's Lower Bay, near Routes 35 and 237, and the district also runs a separate well system in Steep Falls that serves about 300 people and uses aeration to remove radon. Beyond those systems, most Standish homes draw from private wells, and the Portland Water District provides water only, not sewer, in town, so households rely on septic systems. Bedrock wells in this part of Maine can carry arsenic, uranium and radon; more than 17 percent of tested private wells in Cumberland County have exceeded the state's arsenic guideline, and Maine CDC recommends testing every three to five years. Hard, iron-bearing or treated water is hard on equipment, so a tank water heater here benefits from annual flushing and anode checks.

Getting to Know Standish
Standish began as Pearsontown, a township granted in 1750 to veterans of the French and Indian Wars, and was incorporated in 1785 under a new name honoring Captain Myles Standish of Plymouth Colony fame. When rail service reached Sebago Lake Station in 1870, Standish became a gateway for the lake tourism that still defines the area.
Between year-round homes and lakeside camps, Standish properties see big seasonal swings in use — which is why efficient mini-splits that can heat, cool, and be zoned room-by-room are such a natural fit here.
Local & Independent — Not a Franchise
We are an independent, Portland-based company, not a franchise chain routing your Standish job to a call center. Nobody on our crew works on commission, so there is no incentive to sell you more than the job needs. We do the work you called us for, do it right, and earn the next call. That is the whole business model.
How a Tank Water Heater Works
- Cold inlet — the dip tube carries it to the tank bottom
- Burner — heats water at the bottom of the tank
- Anode rod — sacrificial rod that fights corrosion
- T&P valve — releases pressure if it builds too high
- Hot outlet — draws the hottest water from the top

Codes & Permits for Water Heater Repair in Standish
In Standish, plumbing permits come from the Local Plumbing Inspector at the Town of Standish Code Enforcement Office (175 Northeast Road (Route 35), Standish, ME 04084, 207-642-4571). With 10,244 residents, Standish is required to enforce the Maine Uniform Building and Energy Code (MUBEC). Standish sits beside Sebago Lake and is drained by the Presumpscot River (eastern border) and the Saco River (southwestern border), with Watchic Lake also inside town limits — extensive shoreland zoning applies near these waters.
- Maine's adopted plumbing code (2021 Uniform Plumbing Code) requires every water heater's potable-water connections and temperature/pressure relief valve to meet UPC installation requirements, including a proper gravity discharge line. up.codes
- Replacing or installing a water heater is plumbing work that falls under the town's Local Plumbing Inspector permitting and inspection process. mainelegislature.org
- Maine's 2021 energy code (IECC, part of MUBEC) requires insulation with an R-value of at least R-3 on 3/4-inch and larger hot-water piping inside conditioned space, and on recirculation piping, piping outside conditioned space, and buried piping. maine.gov
- Every Maine municipality must annually appoint at least one Local Plumbing Inspector (LPI), who does not have to live in that town, to issue plumbing permits and enforce the state's plumbing rules and Subsurface Wastewater Disposal (septic) rules locally. mainelegislature.org
How Aces Highlands Handles Water Heater Repair in Standish
- Portland Water District covers most of Standish (Sebago Lake — water service only; PWD does not provide wastewater/sewer service in Standish) — homes still on a private well get the well and pressure tank looked at as part of the same visit.
- We permit the replacement at the Town of Standish Code Enforcement Office, route the T&P relief valve to a code-compliant discharge, and handle gas hookups under our Fuel Board license.

We have called Samuel for our electrical needs over the last few years and have always been impressed with professional and courteous attitude — installing extra outlets, installing new lights and ceiling fans, our whole house generator, charger for the electric car, even the hot tub!!! His price was fair, and never disappointed when work was completed.

Where to begin? These guys hooked up a sauna for me and did an amazing job, it was not a small job. Projects big or small, these guys are my go to. Responsive, reasonably priced, and professional. In a world where it is tough to get good service, I'm thrilled to have these guys in my phone.
Water Heater Repair FAQs
Why do I suddenly have no hot water?
On electric units it is most often a tripped breaker, failed heating element, or the high-limit switch; on gas units, a pilot or ignition problem or a failed thermocouple; on tankless units, an error code from scale buildup or a flow sensor. Most of these are quick, affordable repairs.
My water heater is leaking — can it be fixed?
It depends where the water is coming from. Leaks at valves, fittings, or element gaskets are usually repairable. Water seeping from the tank body itself means the inner tank has corroded through, and replacement is the only fix. We will show you exactly which one you have.
Why does my pilot light keep going out?
The most common cause is a worn thermocouple — the safety sensor that holds the gas valve open — which is an inexpensive replacement. Draft problems, a dirty pilot orifice, or a failing gas control valve can also be responsible. It is a fast diagnosis for our technicians.
Why is my hot water rusty or smelly?
Rusty hot water usually means the anode rod is spent and the tank has begun corroding inside; a rotten-egg smell is typically bacteria reacting with the anode rod. An anode replacement and flush often solves it — but rust from an older tank can signal it is nearing the end.
Do you service tankless water heaters too?
Yes — we diagnose error codes, descale heat exchangers, replace flow sensors and igniters, and service all major tankless brands, whether or not we installed the unit.
