Residential tank water heater with shutoff and piping

Raymond homeowners call Aces Highlands for water heater repair because we are close by, based at 508 Riverside St Unit 1 in Portland, and out on Cumberland County roads every day — we know this area's housing, weather and permit process cold.

No hot water is never convenient. Aces Highlands diagnoses and repairs water heater issues quickly and accurately — getting your hot water back on as fast as possible.

Common water heater problems include no hot water, inconsistent temperatures, strange noises, leaking, pilot light issues, and error codes on tankless units. Our technicians can quickly identify the problem and recommend the most cost-effective solution. If your water heater is leaking, our leak repair specialists can address any water damage at the same time.

We repair both tank and tankless water heaters from all major manufacturers. Common repairs include thermocouple replacement, heating element replacement, thermostat repair, anode rod replacement, and descaling for tankless units.

If your water heater is leaking from the tank or the cost of repair exceeds half the price of replacement, we will be honest about recommending a new unit — whether that is a traditional tank or a tankless system. We help you weigh the options without pressure.

Raymond Homes and What They Need

Raymond's housing is shaped by water. More than a quarter of the town's area is lake, and Census estimates count about 1,050 of its roughly 3,100 housing units as seasonal or recreational, about a third of the total. Those camps and cottages line Jordan Bay on Sebago Lake, Panther Pond, Crescent Lake and Thomas Pond, alongside year-round homes in Raymond village, East Raymond and North Raymond. The stock is older than in inland neighbours such as Gray: the median year built is 1973, and nearly one in five units predates 1940. Almost all are detached single-family houses. Many camps were built for summer use, with crawlspaces, supply lines that are easy to freeze and little insulation, so turning one into a year-round home usually means rethinking both heat and plumbing that survives a Maine winter, along with a heat source that can run unattended while the house sits empty.

Water Supply and Drains in Raymond

Sebago Lake is the drinking-water source for the Portland Water District, which lists Raymond among the towns it supplies, but most Raymond homes draw from their own wells: the USGS counted nearly every household as self-supplied in the 1990 census, and the town's current plan talks about public water only in limited growth areas. Wastewater goes to septic systems, and lakefront lots face extra rules: installing or replacing a system within 200 feet of Sebago's normal high-water mark needs a Portland Water District permit as well as a town one. Arsenic is less common here than in Gray, with about 2 percent of sampled wells over the federal standard in a USGS review of 2005-09 data, but the Sebago Lake region sits on granite, so radon testing of well water is sensible. For seasonal places, careful fall winterizing and leak repair after a hard freeze are recurring chores.

Getting to Know Raymond

Raymond was the boyhood home of author Nathaniel Hawthorne, who moved to a house on the shores of Sebago Lake around age nine and lived there before leaving for Bowdoin College in 1821. The house, built about 1812 by his uncle Richard Manning, still stands in the South Casco village area and is listed on the National Register of Historic Places.

Raymond's lakefront camps and year-round homes face the same challenge Hawthorne's neighbors did — long, hard winters — just with better tools. Modern cold-climate heat pumps and reliable boilers keep Raymond comfortable, and we install and service both.

Local & Independent — Not a Franchise

Aces Highlands answers to Raymond homeowners directly, not a franchise office somewhere else in the country. Every technician is paid to solve the problem in front of them, not to hit an upsell quota. We do the work you called us for, do it right, and earn the next call. That is the whole business model.

How a Tank Water Heater Works

  1. Cold inlet — the dip tube carries it to the tank bottom
  2. Burner — heats water at the bottom of the tank
  3. Anode rod — sacrificial rod that fights corrosion
  4. T&P valve — releases pressure if it builds too high
  5. Hot outlet — draws the hottest water from the top

Codes & Permits for Water Heater Repair in Raymond

In Raymond, plumbing permits come from the Local Plumbing Inspector at the Town of Raymond Code Enforcement Office. With 4,605 residents, Raymond is required to enforce the Maine Uniform Building and Energy Code (MUBEC). Raymond village sits at the head of Jordan Bay on Sebago Lake, with Panther Pond also inside town limits — both drive extensive shoreland zoning and well-siting rules.

  • Maine's 2021 energy code (IECC, part of MUBEC) requires insulation with an R-value of at least R-3 on 3/4-inch and larger hot-water piping inside conditioned space, and on recirculation piping, piping outside conditioned space, and buried piping. maine.gov
  • A propane or natural gas-fired water heater installation or connection requires a Maine Fuel Board Propane and Natural Gas Technician license. mainelegislature.org
  • Maine's adopted plumbing code (2021 Uniform Plumbing Code) requires every water heater's potable-water connections and temperature/pressure relief valve to meet UPC installation requirements, including a proper gravity discharge line. up.codes
  • Every Maine municipality must annually appoint at least one Local Plumbing Inspector (LPI), who does not have to live in that town, to issue plumbing permits and enforce the state's plumbing rules and Subsurface Wastewater Disposal (septic) rules locally. mainelegislature.org

How Aces Highlands Handles Water Heater Repair in Raymond

  • Most Raymond homes are on Portland Water District water from Sebago Lake — water service only; PWD does not provide wastewater/sewer service in Raymond; on a private well, we check the pressure tank and water quality alongside the water heater repair.
  • The swap is permitted through the Town of Raymond Code Enforcement Office, the relief valve gets a proper gravity discharge line, and any gas connection is made under our Maine Fuel Board license.

Water Heater Repair FAQs

Why do I suddenly have no hot water?

On electric units it is most often a tripped breaker, failed heating element, or the high-limit switch; on gas units, a pilot or ignition problem or a failed thermocouple; on tankless units, an error code from scale buildup or a flow sensor. Most of these are quick, affordable repairs.

My water heater is leaking — can it be fixed?

It depends where the water is coming from. Leaks at valves, fittings, or element gaskets are usually repairable. Water seeping from the tank body itself means the inner tank has corroded through, and replacement is the only fix. We will show you exactly which one you have.

Why does my pilot light keep going out?

The most common cause is a worn thermocouple — the safety sensor that holds the gas valve open — which is an inexpensive replacement. Draft problems, a dirty pilot orifice, or a failing gas control valve can also be responsible. It is a fast diagnosis for our technicians.

Why is my hot water rusty or smelly?

Rusty hot water usually means the anode rod is spent and the tank has begun corroding inside; a rotten-egg smell is typically bacteria reacting with the anode rod. An anode replacement and flush often solves it — but rust from an older tank can signal it is nearing the end.

Do you service tankless water heaters too?

Yes — we diagnose error codes, descale heat exchangers, replace flow sensors and igniters, and service all major tankless brands, whether or not we installed the unit.
