When Sanford homeowners need water heater repair, Aces Highlands is the local team to call. We are based at 508 Riverside St Unit 1 in Portland — a short drive from Sanford in York County — so we respond quickly and know the homes, the weather, and the codes in your area.

No hot water is never convenient. Aces Highlands diagnoses and repairs water heater issues quickly and accurately — getting your hot water back on as fast as possible.

Common water heater problems include no hot water, inconsistent temperatures, strange noises, leaking, pilot light issues, and error codes on tankless units. Our technicians can quickly identify the problem and recommend the most cost-effective solution. If your water heater is leaking, our leak repair specialists can address any water damage at the same time.

We repair both tank and tankless water heaters from all major manufacturers. Common repairs include thermocouple replacement, heating element replacement, thermostat repair, anode rod replacement, and descaling for tankless units.

If your water heater is leaking from the tank or the cost of repair exceeds half the price of replacement, we will be honest about recommending a new unit — whether that is a traditional tank or a tankless system. We help you weigh the options without pressure.

Sanford Homes and What They Need

Sanford's housing stock mixes mill-era and later construction, with a median build year of 1975 and about 23 percent of units predating 1940, tracing back to the city's early-1900s textile boom under Goodall Mills. That older mill-village housing is where rewiring calls most often turn up outdated circuits.

Water Supply and Drains in Sanford

Public water comes from the Sanford Water District, a groundwater system serving the city including the village of Springvale, while the separate Sanford Sewerage District collects and treats wastewater, fed in part by the Mousam Pump Station. On older Sanford streets, that combination is worth knowing before assuming a sewer line repair is a simple fix.

Getting to Know Sanford

Sanford incorporated as a town back in 1768 and became a city on January 1, 2013, under a new council/mayor/manager charter. British industrialist Thomas Goodall built a major textile, carpet and fabric mill operation here starting around 1880, growing the town's population from about 2,700 to over 9,000 by 1910.

Burlington Mills bought out the Goodall operations in 1954 and later closed them, leaving 3,600 people unemployed -- a moment significant enough that NBC's Armstrong Circle Theatre documented the town's recovery effort in 1955. In a very different kind of first, Sanford was also the first town in Maine to activate the state's Amber Alert system, in November 2009.

Local & Independent — Not a Franchise

Aces Highlands is independently owned and based in greater Portland, with no franchise territory map dictating how Sanford gets treated. Our technicians are not commissioned salespeople and nobody here is required to upsell you anything. We show up, fix the actual problem, and let the work speak for itself.

How a Tank Water Heater Works

  1. Cold inlet — the dip tube carries it to the tank bottom
  2. Burner — heats water at the bottom of the tank
  3. Anode rod — sacrificial rod that fights corrosion
  4. T&P valve — releases pressure if it builds too high
  5. Hot outlet — draws the hottest water from the top

How Aces Highlands Handles Water Heater Repair in Sanford

  • Sanford Water District covers most of Sanford (groundwater (wells), per EPA Safe Drinking Water Information System / Consumer Confidence Report data) — homes still on a private well get the well and pressure tank looked at as part of the same visit.
  • Unitil (Northern Utilities) reaches parts of Sanford, so a gas water heater is an option on those streets; propane, electric and heat-pump models work anywhere in town.
  • We permit the replacement at the Sanford Code Enforcement Office, route the T&P relief valve to a code-compliant discharge, and handle gas hookups under our Fuel Board license.

Water Heater Repair FAQs

Why do I suddenly have no hot water?

On electric units it is most often a tripped breaker, failed heating element, or the high-limit switch; on gas units, a pilot or ignition problem or a failed thermocouple; on tankless units, an error code from scale buildup or a flow sensor. Most of these are quick, affordable repairs.

My water heater is leaking — can it be fixed?

It depends where the water is coming from. Leaks at valves, fittings, or element gaskets are usually repairable. Water seeping from the tank body itself means the inner tank has corroded through, and replacement is the only fix. We will show you exactly which one you have.

Why does my pilot light keep going out?

The most common cause is a worn thermocouple — the safety sensor that holds the gas valve open — which is an inexpensive replacement. Draft problems, a dirty pilot orifice, or a failing gas control valve can also be responsible. It is a fast diagnosis for our technicians.

Why is my hot water rusty or smelly?

Rusty hot water usually means the anode rod is spent and the tank has begun corroding inside; a rotten-egg smell is typically bacteria reacting with the anode rod. An anode replacement and flush often solves it — but rust from an older tank can signal it is nearing the end.

Do you service tankless water heaters too?

Yes — we diagnose error codes, descale heat exchangers, replace flow sensors and igniters, and service all major tankless brands, whether or not we installed the unit.
