Water Heater Repair for Scarborough Homeowners

For water heater repair in Scarborough, homeowners turn to Aces Highlands: a Portland-based crew (508 Riverside St Unit 1) that is minutes from Cumberland County and already familiar with the homes, climate and codes here.
No hot water is never convenient. Aces Highlands diagnoses and repairs water heater issues quickly and accurately — getting your hot water back on as fast as possible.
Common water heater problems include no hot water, inconsistent temperatures, strange noises, leaking, pilot light issues, and error codes on tankless units. Our technicians can quickly identify the problem and recommend the most cost-effective solution. If your water heater is leaking, our leak repair specialists can address any water damage at the same time.
We repair both tank and tankless water heaters from all major manufacturers. Common repairs include thermocouple replacement, heating element replacement, thermostat repair, anode rod replacement, and descaling for tankless units.
If your water heater is leaking from the tank or the cost of repair exceeds half the price of replacement, we will be honest about recommending a new unit — whether that is a traditional tank or a tankless system. We help you weigh the options without pressure.

Scarborough Homes and What They Need
Scarborough is largely a late-20th-century town. Census estimates put the median home at 1988, with only about 8 percent of units built before 1940 and roughly 30 percent built since 2000. About seven in ten homes are single detached houses and more than three quarters are owner-occupied. The older stock clusters in beach villages such as Pine Point, Higgins Beach and Prouts Neck, where cottages built for summer use have often been converted to year-round living, while subdivisions fill the land around Dunstan, Oak Hill and North Scarborough. The newest layer is The Downs, a mixed-use neighborhood rising on the old racetrack site with apartments, condos and single-family homes. Newer houses usually come with ductwork, which makes a ducted heat pump installation straightforward, while converted cottages often need insulation, freeze protection and wiring brought up to date first.
Water Supply and Drains in Scarborough
Scarborough's drinking water comes mostly from the Portland Water District, which serves the town with water only. Wastewater is handled by the Scarborough Sanitary District, a separate public utility formed in 1969, which pumps flow from the town's developed areas to its secondary treatment plant at Prouts Neck. Outside the areas those two utilities reach, homes rely on private wells and septic systems. Maine CDC estimates about one in ten private wells statewide exceed the arsenic guideline, and the agency advises a full test every three to five years for arsenic, uranium and radon, so a household on a well should know its numbers before choosing treatment equipment. Near the marsh and beaches, high groundwater and storm tides can reach low basements. Choosing the right tank water heater for well water starts with the hardness and iron results.

Getting to Know Scarborough
Scarborough is one of Maine's oldest towns — incorporated on July 14, 1658 — and it is home to Scarborough Marsh, the largest contiguous saltwater marsh in the state. The town's Prouts Neck peninsula is where the painter Winslow Homer lived and produced many of his famous seascapes.
All that tidal coastline means Scarborough homes deal with real salt-air exposure. It is why we pay close attention to equipment placement and corrosion resistance on every outdoor condenser and heat pump we install near the water.
Local & Independent — Not a Franchise
Aces Highlands answers to Scarborough homeowners directly, not a franchise office somewhere else in the country. Technicians are not on commission, so the recommendation you get is the one your house actually needs. We show up, fix the actual problem, and let the work speak for itself.
How a Tank Water Heater Works
- Cold inlet — the dip tube carries it to the tank bottom
- Burner — heats water at the bottom of the tank
- Anode rod — sacrificial rod that fights corrosion
- T&P valve — releases pressure if it builds too high
- Hot outlet — draws the hottest water from the top

How Aces Highlands Handles Water Heater Repair in Scarborough
- Portland Water District covers most of Scarborough (Sebago Lake) — homes still on a private well get the well and pressure tank looked at as part of the same visit.
- Where Northern Utilities, Inc. d/b/a Unitil has a main nearby, gas is usually the lowest-cost water heater repair option in Scarborough; off the main, propane, electric and heat-pump units all work.
- We permit the replacement at the Town of Scarborough Planning & Codes Department, route the T&P relief valve to a code-compliant discharge, and handle gas hookups under our Fuel Board license.

He was very friendly. He gave me an honest explanation on why I shouldn't recharge my A/C unit and what he suggested made much more sense. He really took care of everything. He is very professional, always called me with updates. 5 stars is not enough — I give this company 10 stars.

We have called Samuel for our electrical needs over the last few years and have always been impressed with professional and courteous attitude — installing extra outlets, installing new lights and ceiling fans, our whole house generator, charger for the electric car, even the hot tub!!! His price was fair, and never disappointed when work was completed.

I've had an excellent experience working with them for both electrical and HVAC work as I remodel my 1785 home. I highly recommend them.
Water Heater Repair FAQs
Why do I suddenly have no hot water?
On electric units it is most often a tripped breaker, failed heating element, or the high-limit switch; on gas units, a pilot or ignition problem or a failed thermocouple; on tankless units, an error code from scale buildup or a flow sensor. Most of these are quick, affordable repairs.
My water heater is leaking — can it be fixed?
It depends where the water is coming from. Leaks at valves, fittings, or element gaskets are usually repairable. Water seeping from the tank body itself means the inner tank has corroded through, and replacement is the only fix. We will show you exactly which one you have.
Why does my pilot light keep going out?
The most common cause is a worn thermocouple — the safety sensor that holds the gas valve open — which is an inexpensive replacement. Draft problems, a dirty pilot orifice, or a failing gas control valve can also be responsible. It is a fast diagnosis for our technicians.
Why is my hot water rusty or smelly?
Rusty hot water usually means the anode rod is spent and the tank has begun corroding inside; a rotten-egg smell is typically bacteria reacting with the anode rod. An anode replacement and flush often solves it — but rust from an older tank can signal it is nearing the end.
Do you service tankless water heaters too?
Yes — we diagnose error codes, descale heat exchangers, replace flow sensors and igniters, and service all major tankless brands, whether or not we installed the unit.
