Sewer Line Repair & Replacement for York Homeowners

For sewer line repair & replacement in York, homeowners turn to Aces Highlands: a Portland-based crew (508 Riverside St Unit 1) that is minutes from York County and already familiar with the homes, climate and codes here.
Sewage backing up through a basement floor drain usually means the main line between your house and the street has failed. Aces Highlands diagnoses with a camera, repairs what is broken, and replaces only when replacement is the honest answer.
The sewer lateral carries everything from your house to the city main or septic tank. In Portland, South Portland, and Westbrook, many laterals are original clay or cast iron from the early 1900s and are nearing end of life.
Tree roots find the joints in clay pipe, cast iron rusts until the bottom of the pipe is gone, and frost heave shifts sections out of line. The result: a line that clogs every few months until it collapses.
We start every sewer call with a camera, not a shovel. Seeing the break, its depth, and distance from the house tells us whether a cleaning, a spot repair, or full replacement is right. We show you the footage.
Sewer work in Portland involves plumbing permits, a licensed plumber for the connection, and a street-opening permit near the main. We handle paperwork, coordinate with the city, and restore your lawn or driveway. Active backups are an emergency call.

York Homes and What They Need
York's housing stock is largely mid-to-late 20th century, with a median build year of 1977 and about 22 percent of homes predating 1940. The town's large land area and coastal villages support a big seasonal and vacation-home population alongside year-round residents, which shows up as a wide range of system ages and quality on our service calls.
Water Supply and Drains in York
York's public water is split across three different districts covering only part of the town: the York Water District (drawing from Chase's Pond since 1896) covers roughly a quarter of the land area around York Village, York Beach and the Route 1 corridor, with small slivers served by the Kennebunk, Kennebunkport & Wells and Kittery water districts. The large majority of York's land relies on private wells, and public sewer covers only a small fraction of town, concentrated in York Corner, York Village and York Beach, with most properties on private septic.

Getting to Know York
York was first settled in 1624 as Agamenticus, and Sir Ferdinando Gorges chartered it as 'Gorgeana' in 1642 -- a charter sometimes cited as the first incorporated city in what is now the United States. It was reincorporated as York in 1652 under the Massachusetts Bay Colony, making it the second-oldest incorporated town in Maine, just two years behind Kittery.
A photograph of York's Cape Neddick 'Nubble' Light is included on the Voyager 1 Golden Record, labeled simply 'Seashore, Maine.' The town became a fashionable summer resort after the Civil War and still shows off Gilded Age, shingle-style architecture across its historic districts.
Local & Independent — Not a Franchise
Aces Highlands is a locally owned Portland, Maine company serving York — not a national franchise. Nobody on our crew works on commission, so there is no incentive to sell you more than the job needs. Earning the next call, not hitting a sales target, is the entire business plan.
How Your Drain-Waste-Vent System Works
- Fixture drains — sinks, tubs, and toilets
- Main stack — collects branch lines and vents through the roof
- Vent — keeps trap seals from siphoning dry
- Cleanout — access point for clearing clogs
- Building sewer — carries wastewater to the street main

Sewer Line Repair: Camera Inspections, Roots & Trenchless Options
A failing sewer line is one of the more expensive plumbing problems a homeowner can face, which is exactly why diagnosing it correctly before digging matters as much as the repair itself.

Codes & Permits for Sewer Line Repair & Replacement in York
In York, plumbing permits come from the Local Plumbing Inspector at the York Code Enforcement Office (186 York Street, York, ME 03909, (207) 363-1002). With 13,986 residents, York is required to enforce the Maine Uniform Building and Energy Code (MUBEC). York's land area is 131.78 square miles, of which 77.11 square miles is water — the town includes five distinct villages (Bald Head, York Village, York Harbor, York Beach, Cape Neddick) and a large seasonal/vacation-home population alongside year-round residents.
- In a sanitary district, an owner whose building is within 200 feet of a district sewer must connect within 90 days of being asked to, though the district can't force the owner to buy land or an easement just to make the connection; existing properties with a functioning private system are exempt as long as it stays compliant. legislature.maine.gov
- Installing a new, expanded, or replacement septic (subsurface wastewater disposal) system requires a permit built on an HHE-200 application, which must be prepared by a Maine-licensed Site Evaluator for standard systems, or by a professional engineer or licensed Site Evaluator for engineered systems. maine.gov
- A Maine-licensed Site Evaluator qualifies through an exam covering the state's plumbing/SSWD rules and soils, and performs the site work (digging test pits, reading soil texture and depth to bedrock) that a septic permit depends on. maine.gov
- Every Maine municipality must annually appoint at least one Local Plumbing Inspector (LPI), who does not have to live in that town, to issue plumbing permits and enforce the state's plumbing rules and Subsurface Wastewater Disposal (septic) rules locally. mainelegislature.org
How Aces Highlands Handles Sewer Line Repair & Replacement in York
- York Sewer District (a small southern area is served by the Ogunquit Sewer District) runs York's public sewer, treating it at Per the town's 2005 Comprehensive Plan, the York Sewer District served about 6.5% of York's land area (concentrated in York Corner, York Village and York Beach) under a 3.0 MGD EPA permit; sewer coverage has expanded somewhat since then (e.g., a 2026 Donica Road sewer-extension project), but the large majority of the town — especially outlying and rural areas — remains on private septic systems.. The lateral from your foundation to the main is the owner's line, so we scope it before recommending any digging.
- 32% of York's homes went up before 1960 — the cast-iron and clay-lateral era, and exactly the kind of line that cracks and lets roots in.
- A failed septic system requires an HHE-200 design from a licensed Site Evaluator plus a Local Plumbing Inspector permit — we line up both before any excavator shows up.

Where to begin? These guys hooked up a sauna for me and did an amazing job, it was not a small job. Projects big or small, these guys are my go to. Responsive, reasonably priced, and professional. In a world where it is tough to get good service, I'm thrilled to have these guys in my phone.

Sewer Line Repair & Replacement FAQs
Who is responsible for the sewer line — me or the city?
In Portland and most Southern Maine towns, the homeowner owns and maintains the lateral from the house all the way to the connection at the city main, including the section under the sidewalk and street. The city is responsible for the main itself. Check your town's sewer ordinance for the exact boundary; we can help you read it.
Does homeowners insurance cover sewer line replacement?
Usually not under a standard policy. Some insurers offer a service-line endorsement for a small annual premium that covers the lateral, and some cover the resulting water damage but not the pipe. Call your agent before the work starts, and ask us for the camera footage — insurers often want it.
How long does a sewer line replacement take?
Most full replacements take one to three days from the first shovel to backfill, plus a day or two beforehand for Dig Safe locates and permits. Spot repairs are often finished in a single day. You will be without drains for part of that time; we tell you exactly when before we start.
Do I need a permit to replace a sewer line in Maine?
Yes. Sewer lateral work requires a plumbing permit and an inspection before backfill, and work in a city street or sidewalk needs a street-opening permit. The connection itself must be made by a licensed Maine plumber. We pull every permit and schedule the inspections.
Can tree roots really break a sewer pipe?
Yes. Roots enter at the joints of clay pipe seeking water, then grow until they crack the pipe or fill it completely. Cutting the roots restores flow for a season or two; the permanent fix is replacing the joint they enter through or the whole run. Maples and willows near the pipe path are the usual culprits.
Is trenchless sewer repair available in Portland?
It depends on the pipe. Cured-in-place lining needs a host pipe that still holds its shape; pipe bursting needs room to pull a new pipe through and access pits at each end. Collapsed sections, bellies, and multiple bends often rule them out. The camera inspection tells us, and we quote both ways when both are possible.
